A town of 1930s houses, two-family homes and hill estates
According to the Census Bureau's 2020-2024 American Community Survey, Belmont has about 10,900 housing units and the median home was built in 1938. About 45 percent are detached single-family houses, about 30 percent are two-family houses, and about 65 percent of households own their home. Houses that old often have original tracks and an opener that has outlived its first set of springs.
Wikipedia says large estates grew in Belmont after trolley service arrived about 1900, and that Belmont Hill, northwest of Belmont Center, is known for its mansions. It also names Cushing Square in the south and Waverley Square in the west. The town has a Historic District Commission for its local historic districts, and part of Belmont Hill falls inside two of them, so ask the town before you change a door there.
Tell us your street and whether the garage is attached or detached, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Belmont winters do to a garage door
Belmont has no weather table of its own that we could verify, so these are regional figures. The nearest official normals, from Boston Logan Airport, show a July mean daily high near 82 degrees, a January mean daily low near 23, about 49 inches of snow and about 44 inches of precipitation a year. Cold stiffens springs, cables and weatherstripping.
Wikipedia calls Boston very prone to nor'easters, and Weather.com reported 108.6 inches of snow at Logan by March 15, 2015. Snow and ice jam the bottom seal, road salt corrodes tracks and hinges, and an outage leaves the opener unable to lift the door, so know where your manual release is.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.
- Lubricate rollers and hinges before winter
- Clear ice from the bottom seal
- Know where the manual release is

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

Opener safety, permits and design rules in Belmont
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Belmont is a town with its own Building Division in the Homer Municipal Building, 19 Moore Street, second floor; the town's pages list the division at 617-993-2664, and counter hours differ between two town pages, so confirm before you visit at belmont-ma.gov. We could not confirm whether a garage door replacement or an opener swap needs a building permit, or whether the opener circuit needs an electrical permit. Call before the work.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors. Belmont has a Historic District Commission that reviews changes in the town's local historic districts, and we could not confirm whether it reviews garage doors.

Belmont garage door repair: questions we hear
Is there garage door repair near me in Belmont?
Yes. Emil Garage Doors repairs garage doors in Belmont (ZIP 02478) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Belmont?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Belmont?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Belmont?
Belmont has one ZIP code, 02478, and no PO-box or unique ZIP codes. Call us if you are not sure we reach your address.
Do you repair garage doors on Belmont Hill?
Yes. Wikipedia describes Belmont Hill as the part of town known for its mansions, so doors can be large or custom. Part of the hill sits inside two local historic districts, so ask the town before you replace a door there. We can repair and service doors anywhere in Belmont.
Do you work on two-family houses in Belmont?
Yes. About three in ten Belmont homes are two-family houses, and we repair doors and openers on them as on any house. Tell us which unit the door belongs to and we plan the visit around it.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
