County-seat streets, mid-century houses and two-families

According to the Census Bureau's 2020-2024 American Community Survey, Dedham has about 10,800 housing units and the median home was built in 1956. About 65 percent are detached single-family houses, about 7 percent are two-family houses and about 19 percent are in buildings of five or more units. About 73 percent of households own their home. Older openings are often narrower and the tracks and springs older than the opener, so we measure before we quote.

Wikipedia says Dedham was settled in 1635 and incorporated in 1636, and has been the seat of Norfolk County since 1793. It names the neighborhoods Oakdale, Riverdale, Greenlodge, The Manor, East Dedham, Precinct One, Ashcroft, Fairbanks and Whiting Park. The Historic Districts Commission covers three local districts, Franklin Square-Court Street, Connecticut Corner and Federal Hill, and its agendas show garage doors have come before it, so ask first if your house is in one.

Tell us your street and whether the garage is attached, detached or under a two-family, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Dedham weather does to a garage door

According to the weather box on Wikipedia's Dedham page, the average annual precipitation is about 49 inches and snowfall about 62 inches, with a record high of 100 degrees and a record low of minus 21. Cold stiffens springs, cables and weatherstripping, and road salt corrodes tracks and hardware.

Dedham Patch has reported storms that left hundreds of homes without power, took down trees and poles, and flooded several streets, and the Charles River loops near the Needham line can overflow in wet weather. If water reaches garage level, keep the opener switched off until the door, motor and wiring are dry and checked, and know where the manual release is for an outage.

Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.

  • Lubricate rollers and hinges before winter
  • Know where the manual release is
  • Do not run the opener after a flood

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
★★★★★
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Rules to know

Opener safety, permits and design rules in Dedham

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Dedham is a town with its own Building Department in the Ames Building (Town Hall), 450 Washington Street, and the town's permit page lists (781) 751-9100; other town pages list different numbers, so confirm when you call. Building, electrical and plumbing permits are filed through the town's OpenGov portal. The town's FAQ says most home improvement projects require permits and that the department can confirm the inspections needed; it does not name garage doors, so we could not confirm whether a replacement or an opener swap needs one. Ask the department before the work at dedhamma.gov.

State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors. The town's Historic Districts Commission covers the Franklin Square-Court Street, Connecticut Corner and Federal Hill districts and recommends meeting its representatives before you apply for a Certificate of Appropriateness; work without approval in a district can face enforcement and fines.

FAQ

Dedham garage door repair: questions we hear

Is there garage door repair near me in Dedham?

Yes. Emil Garage Doors repairs garage doors in Dedham (ZIP 02026) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Dedham?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Dedham?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Dedham?

Dedham's street ZIP code is 02026; 02027 is PO boxes only. Call us if you are not sure we reach your address.

Does Dedham require a permit to replace a garage door?

We could not confirm it. The town says most home improvement projects need permits but does not name garage doors, so call the Building Department at (781) 751-9100 before a replacement, and tell us when you call so we can plan the visit.

Can I change my garage door if my Dedham house is in a historic district?

Ask first. The Historic Districts Commission covers the Franklin Square-Court Street, Connecticut Corner and Federal Hill districts, and its agendas show garage door requests have come before it. Contact the commission before you order a new door.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
