Detached houses, two-families and apartment buildings along Route 1
According to the Census Bureau's 2020-2024 American Community Survey, Norwood has about 13,800 housing units and the median home was built in 1960. About 47 percent are detached single-family houses, about 9 percent are two-family houses, about 11 percent are three- or four-unit buildings and about 27 percent are in buildings of five or more units. A little over half of households own their home. Doors and openers from that era are often on a second set of springs or due for one.
Wikipedia says Norwood was settled in 1678, incorporated in 1872 after separating from Dedham, and names South Norwood as the part of town where the first sawmill stood. Norwood Memorial Municipal Building, with its 50-bell carillon tower, and the F. Holland Day House on Day Street are on the National Register. We found no local historic district in Norwood, so ask the town if your house is unusual or old.
Tell us your cross street and whether the garage is attached, detached or under a two-family, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

What Norwood weather does to a garage door
Wikipedia's Norwood climate table, from the Norwood Memorial Airport station and 1991-2020 normals, shows a July mean daily high near 86 degrees, a January mean daily low near 21, about 44 inches of precipitation and about 56 inches of snow a year. Cold stiffens springs, cables and weatherstripping, and snow packs the bottom seal.
On June 28, 2020 a thunderstorm dropped about 5.75 inches of rain on Norwood by one report. The National Weather Service issued a flash flood emergency, Norwood Hospital flooded, and Norwood Light said 4,000 of its 16,000 customers lost power that night. If water reaches garage level, keep the opener switched off until the door, motor and wiring are dry and checked.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.
- Lubricate rollers and hinges before winter
- Clear ice from the bottom seal
- Do not run the opener after a flood

Opener safety, permits and design rules in Norwood
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Norwood is a town with its own Building Department in Town Hall, 566 Washington Street, ground floor (781-762-1240). The department's page says it enforces the state building, electrical, plumbing and gas codes and the zoning by-law and links to permit applications, but it does not say when a permit is required or mention doors, so we could not confirm whether a garage door replacement or an opener swap needs one. Ask the department before the work at norwoodma.gov.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors, so the town's answer is the one that counts.

Norwood garage door repair: questions we hear
Is there garage door repair near me in Norwood?
Yes. Emil Garage Doors repairs garage doors in Norwood (ZIP 02062) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Norwood?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Norwood?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Norwood?
Norwood's street ZIP code is 02062. Call us if you are not sure we reach your address.
Does Norwood require a permit to replace a garage door?
We could not confirm it. The Building Department's page does not mention doors, so call 781-762-1240 before a replacement, and tell us when you call so we can plan the visit.
What should I do after a flood in Norwood?
Keep the opener switched off until the area is dry. Water can damage the motor, the wiring and the sensors, so call us to inspect the door and opener before you use them.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
