Detached houses, older village homes and apartment buildings
According to the Census Bureau's 2020-2024 American Community Survey, Hudson has about 8,900 housing units and the median home was built in 1970. About 54 percent are detached single-family houses, about 7 percent are attached homes, about 14 percent are in two- to four-unit buildings and about 22 percent are in buildings of five or more units. About 73 percent of households own their home. Houses from around 1970 often have a second set of springs and an opener near the end of its life, and we weigh each door before choosing new springs.
Wikipedia says Hudson was part of Marlborough until the General Court approved its separation on March 16, 1866, and that it was first known as Feltonville. Shoe manufacturing drove its growth from about 1850 until the last shoe factory burned in 1968, and rubber production was also a local industry. It names Wood Square, Gleasondale, Lake Boon and the Silas Felton Hudson Historic District. We could not confirm whether any review applies to garage doors in that district, so ask the town first if your house is in it.
Tell us your street and whether the garage is attached, detached or under an apartment building, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

What Hudson weather does to a garage door
Hudson has no weather table of its own that we could verify, so this is a regional reading from third-party climate sites for nearby Framingham: a July average high near 84 degrees, a January average low near 16 or 17 and roughly 50 inches of snow a year, though sources disagree. Cold stiffens springs, cables and weatherstripping, and road salt corrodes tracks and hardware.
The Community Advocate reported that during a wet, windy storm in December 2023 Hudson Light and Power saw many limbs and power lines down, including on Lower Main Street and Old Country Road. In December 2022 a transmission-line problem cut power across Hudson and Stow, according to Community Advocate and Boston Globe headlines. In an outage the opener will not run, so know where the red manual release cord is and how to use it.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.

Opener safety, permits and design rules in Hudson
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Hudson is a town with its own Building Department at Town Hall, 78 Main Street (978-568-9625). The department says anyone who wants to construct, alter, repair, remove or demolish a building or structure must first get a building permit, and it takes applications through its Open-Gov portal. The only exemption its page lists is paving, and it does not mention garage doors or openers, so we could not confirm whether a replacement or an opener swap needs a permit. Ask the department before the work at townofhudson.org.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors, so the town's answer is the one that counts. The department also cautions owners against pulling their own permit and says a contractor may need both a Construction Supervisor license and a Home Improvement Contractor registration. The Silas Felton Hudson Historic District is named on Wikipedia; we could not confirm any garage-door review there.

Hudson garage door repair: questions we hear
Is there garage door repair near me in Hudson?
Yes. Emil Garage Doors repairs garage doors in Hudson (ZIP 01749) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Hudson?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Hudson?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Hudson?
Hudson's street ZIP code is 01749. Call us if you are not sure we reach your address.
Does Hudson require a permit to replace a garage door?
We could not confirm it. The Building Department page does not mention garage doors, so call 978-568-9625 before a replacement, and tell us when you call so we can plan the visit.
What should I do with my garage door during a power outage in Hudson?
Pull the red manual release cord to open or close the door by hand, and keep the opener unplugged or switched off until the power is steady. Call us if the door is heavy or does not stay up, because that can mean a worn spring.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
