Post-war Capes, ranches and colonials in tract neighborhoods

According to the Census Bureau's 2020-2024 American Community Survey, Natick has about 15,800 housing units and the median home was built in 1968. About 57 percent are detached single-family houses and about 68 percent of households own their home. Wikipedia says the town's tract neighborhoods were built from the late 1940s to the late 1950s, so an original door and opener are often decades old.

Wikipedia names Sherwood in West Natick, with colonials built from 1948, Wethersfield, with 1950s ranch houses north of Route 9, and the Oak Street area, with small Capes from the early and mid-1950s that are now often enlarged or replaced. It also describes South Natick as an older village on the Charles River. The town has a Historic District Commission, but we could not confirm which streets it covers or whether it reviews garage doors, so ask the town before you change a door.

Tell us your street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

Snow, cold and road salt

What Natick weather does to a garage door

Wikipedia's Natick climate table, built from NOAA 1991-2020 normals, gives a July mean daily high of 81.8 degrees, a January mean daily low of 17.5, about 47 inches of precipitation and about 48 inches of snow a year. Cold at that level stiffens springs, cables and weatherstripping.

Snow and ice load the bottom seal, and road salt corrodes tracks, hinges and spring hardware. The blizzard of January 29, 2022 put an unofficial 30 inches of snow in neighboring Framingham, according to the National Weather Service. If the power fails, the opener will not lift the door, so know where the manual release is.

Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.

  • Lubricate rollers and hinges before winter
  • Check the bottom seal for ice
  • Know where the manual release is

Rules to know

Opener safety, permits and design rules in Natick

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Natick is a town with its own Building Department, part of Community and Economic Development, on the second floor of Town Hall, 13 East Central Street (phone 508-647-6450). Permits are filed through the town's online portal. The department's page does not describe permit types or mention garage doors, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Call the department before the work or visit natickma.gov.

State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit and says ordinary repairs need no application, but it does not mention garage doors. The town's Historic District Commission works under the state historic district law and takes applications through the Town Clerk.

FAQ

Natick garage door repair: questions we hear

Is there garage door repair near me in Natick?

Yes. Emil Garage Doors repairs garage doors in Natick (ZIP 01760) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Natick?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Natick?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Natick?

Natick has one ZIP code, 01760, which also covers South Natick. Call us if you are not sure we reach your address.

Does Natick require a permit to replace a garage door?

We could not confirm it. The town's Building Department page does not list permit types or mention garage doors. Call the department at 508-647-6450 before a replacement, and tell us when you call so we can plan the visit.

Do you service garage doors in South Natick?

Yes. South Natick is an older village on the Charles River and part of the town. Give us your street and the nearest cross street when you call so we can plan the visit.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
