The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Post-war split-levels, ranches and a lot of multi-family buildings
According to the Census Bureau's 2020-2024 American Community Survey, Framingham has about 27,900 housing units and the median home was built in 1966. About 52 percent are detached single-family houses, about 32 percent are in buildings of five or more units, and about 55 percent of households own their home. A door and opener from the 1960s is often on its second set of springs or ready for one.
Wikipedia says much of the housing built after World War II was split-level and ranch-style, and that large tracts of apartment and condominium complexes line Route 9 in West Framingham. It also names the Framingham Centre Common Historic District, the Concord Square Historic District and Saxonville as historic districts. We could not confirm whether any of them reviews garage doors, so ask the city before you change a door there.
Tell us your cross street and whether the door belongs to a house, a condominium or an apartment building, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What your garage door is telling you in Framingham
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.

What Framingham winters do to a garage door
We found no official normals table for Framingham. Third-party weather sites put the July average high near 84 degrees and the January average low near 16 or 17, with roughly 50 inches of snow a year, so treat those as approximate. In that cold, springs, cables and weatherstripping stiffen, and a door that has been fine all fall can start to labor.
Snow packs against the bottom seal and road salt eats at tracks, hinges and spring hardware. In the blizzard of January 29, 2022, the National Weather Service's unofficial totals put 30 inches of snow in Framingham, according to news reports. After a storm like that the power can fail, so know where your manual release is before you need it.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.
- Lubricate rollers and hinges before winter
- Clear ice from the bottom seal
- Know where the manual release is

Opener safety, permits and design rules in Framingham
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Framingham became a city in 2018 and has its own Building Department in the Memorial Building, 150 Concord Street, Room 203 (phone 508-532-5500). Since July 2025 permits are filed through the city's online OpenGov portal. The city's applications page lists building permits and related permits for sheds, pools, demolition and signs and never mentions garage doors, openers or windows, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Call the department before the work or visit framinghamma.gov.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit and says ordinary repairs need no application, but it does not mention garage doors, so the city's answer is the one that counts.

Framingham garage door repair: questions we hear
Is there garage door repair near me in Framingham?
Yes. Emil Garage Doors repairs garage doors in Framingham (ZIP 01701) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Framingham?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Framingham?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Framingham?
Framingham's street ZIP codes are 01701 and 01702. The 01703, 01704 and 01705 codes are PO boxes only. Call us if you are not sure we reach your address.
Does Framingham require a permit to replace a garage door?
We could not confirm it. The city's Building Department page lists permits for sheds, pools, demolition and signs but does not mention garage doors. Call the department at 508-532-5500 before a replacement, and tell us when you call so we can plan the visit.
Do you repair garage doors in condominium and apartment complexes in Framingham?
Yes. Large complexes line Route 9 in West Framingham. Tell us which unit the door belongs to and whether the association manages repairs, and we plan the visit around it.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
