A MetroWest suburb of houses, townhomes and condominiums

According to the Census Bureau's 2020-2024 American Community Survey, Ashland has about 8,100 housing units and the median home was built in 1984. About 56 percent are detached single-family houses, about 15 percent are attached houses and about 27 percent are in buildings of three or more units. About 75 percent of households own their home.

Wikipedia says Ashland grew from a rural town into a mostly residential suburb after the 1950s, that Route 135 is lined with older homes of varying density, and that farms along Route 126 have given way to shopping centers and condominiums since the 1980s. That mix means older house doors, newer townhome garages and shared-wall buildings on the same roads.

Tell us your street and whether the door belongs to a house or a unit, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Townhome and condominium garages
  • Older doors on the Route 135 homes

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Nor'easters and deep cold

What Ashland weather does to a garage door

Wikipedia's Ashland climate section describes frequent nor'easters, snowfall that averages about 40 to 50 inches but ranged from 14 inches in 1988-89 to 148 inches in 1995-96, and lows below zero that are not uncommon. It records nearly 60 inches of snow in January 2011 and 107.6 inches in the 2014-15 season. Cold and snow load stiffen springs, cables and the bottom seal.

On July 10, 1989 high winds caused widespread tree damage across most of Ashland and damaged several homes, according to the same page. After a big storm the power can go out, and the opener will not lift the door, so know where your manual release is.

Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.

Rules to know

Opener safety, permits and design rules in Ashland

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Ashland is a town with its own Inspectional Services Department on the second floor of Town Hall, 101 Main Street, phone 508-881-0100. The town says all permitting now runs through its online portal. The department's page never mentions doors or garage doors, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Call the department before the work or visit ashlandmass.com.

State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from operating without a certificate of registration. The state building code lists work that needs no building permit but does not mention garage doors. A local historic district for Ashland Center along Main Street was proposed in documents we saw, and we could not confirm whether it was adopted, so ask the town before changing a door on that street.

FAQ

Ashland garage door repair: questions we hear

Is there garage door repair near me in Ashland?

Yes. Emil Garage Doors repairs garage doors in Ashland (ZIP 01721) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Ashland?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Ashland?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Ashland?

Ashland has one ZIP code, 01721. Call us if you are not sure we reach your address.

Does Ashland require a permit to replace a garage door?

The Inspectional Services page does not mention garage doors, so we could not confirm a rule. Call the department at 508-881-0100 before a replacement, and tell us when you call so we can plan the visit.

Do you repair garage doors in townhomes and condominiums in Ashland?

Yes. Many Ashland homes are townhomes or condominiums, and we repair doors and openers there as on any house. Check with your association if it controls the door's look, and tell us which unit the door belongs to so we plan the visit.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
