Detached houses, two- and three-families and larger apartment buildings
According to the Census Bureau's 2020-2024 American Community Survey, Marlborough has about 17,200 housing units and the median home was built in 1974. About 44 percent are detached single-family houses, about 9 percent are two-family houses, about 8 percent are three- or four-unit buildings and about 29 percent are in buildings of five or more units. About 56 percent of households own their home. Doors and springs from the 1970s are often past their rated life, and shared doors on multi-unit buildings take heavy daily use, so we ask who owns the door before we book.
Wikipedia says Marlborough was settled in 1657, incorporated as a town in 1660 and became a city in 1890, and that it sits where Interstate 495, Interstate 290 and U.S. Route 20 meet. It names French Hill, Solomon Pond Mall, Callahan State Park and the Marlborough Center Historic District, which is centered on Main Street. We could not confirm whether any city review applies to garage doors in the historic district, so ask the city before you change a door near Main Street.
Tell us your cross street and whether the garage is attached, detached or under a multi-family building, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Marlborough weather does to a garage door
Marlborough has no weather table of its own that we could verify, so this is a regional reading from third-party climate sites for nearby Framingham: a July average high near 84 degrees, a January average low near 16 or 17 and roughly 50 inches of snow a year, though sources disagree. Cold stiffens springs, cables and weatherstripping, and road salt corrodes tracks, hinges and bottom seals.
Patch reported that after heavy, wet snow on October 30, 2011, a National Grid spokesperson said about 30,000 customers were without service in the Marlborough area, with trees and wires down. On August 22, 2016 CBS Boston reported about 124 Marlborough houses without power after a pre-dawn storm, with wires down on streets including Maple Street and Framingham Road. When the power is out the opener will not run, so know where the red manual release cord is.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.
- Know where the manual release is
- Lubricate rollers and hinges before winter

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Marlborough is a city with its own Office of Inspectional Services at 140 Main Street, 2nd Floor (508-460-3776). Its page says permits are applied for through the OpenGov online portal and that any structure over 200 square feet needs a building permit. It lists an exterior window and door certification form but does not mention garage doors or openers, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask the office before the work at marlborough-ma.gov.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors, so the city's answer is the one that counts. The city says the Commonwealth, not Marlborough, issues the credentials for builders, electricians and plumbers. The Marlborough Center Historic District is on Wikipedia's list; we could not confirm whether any review applies to garage doors there.

Marlborough garage door repair: questions we hear
Is there garage door repair near me in Marlborough?
Yes. Emil Garage Doors repairs garage doors in Marlborough (ZIP 01752) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Marlborough?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Marlborough?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Marlborough?
Marlborough's street ZIP code is 01752. Call us if you are not sure we reach your address.
Does Marlborough require a permit to replace a garage door?
We could not confirm it. The Inspectional Services page does not mention garage doors, so call 508-460-3776 before a replacement, and tell us when you call so we can plan the visit.
Do you repair garage doors on two- and three-family houses in Marlborough?
Yes. About one in six Marlborough homes is in a two- to four-unit building, and doors there are often shared or older. Tell us who owns the door and where the garage is, and we book a visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
