What Revere weather does to a garage door
Revere has no weather table of its own that we could verify, so these are regional figures. Boston Logan Airport, roughly three miles away, has 1991-2020 normals showing a January mean high near 37 degrees and mean low near 23, a July mean high near 82, about 44 inches of precipitation and about 49 inches of snow a season, with a record low of minus 18. Cold stiffens springs, cables and weatherstripping.
Revere sits on the Atlantic coast, and salt air rusts tracks, hinges and spring hardware faster than it does inland. Wikipedia says the Blizzard of 1978 destroyed many businesses and infrastructure at Revere Beach and that an EF2 tornado on July 28, 2014 caused major damage, including to Revere City Hall. After a storm, have the door and opener checked before you run them.
Before winter, rinse salt off the tracks and hinges, lubricate the rollers and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.
- Rinse and lubricate hinges and rollers in salty areas
- Clear ice from the bottom seal

A beach city of 1960s houses, two-family homes and shoreline apartment buildings
According to the Census Bureau's 2020-2024 American Community Survey, Revere has about 24,100 housing units and the median home was built in 1965. About 25 percent are detached houses, about 24 percent are two-family houses, about 12 percent are in buildings of three or four units and about 31 percent are in buildings of five or more. About 46 percent of households own their home. Doors and openers from the 1960s are often on their second set of springs or ready for one.
Wikipedia says Revere was settled in 1630, was incorporated in 1846 as North Chelsea, was renamed Revere in 1871 and became a city in 1914. It names neighborhoods such as Beachmont, Oak Island, Point of Pines, Shirley Avenue and West Revere, and calls Revere Beach the oldest public beach in the United States. The Revere Beach Reservation Historic District is on the National Register, which is a federal listing; we could not confirm any local review of garage doors, so ask the city before you change a door near it.
Tell us your street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

What your garage door is telling you in Revere
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |

| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Revere
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Revere is a city with its own Inspectional Services Department; its Building Department sits in the basement of the American Legion Building at 249R Broadway (phone 781-286-8311; Monday to Thursday 8:15 a.m. to 5 p.m., Friday 8:15 a.m. to 12:15 p.m. on the city's page). The page lists building, electrical, plumbing, gas, sheet metal and mechanical permits and sends applicants to revere.org/permitting; it does not mention doors, garage doors or windows. We could not confirm whether a garage door replacement or an opener swap needs a permit. Call the department before the work or visit revere.org.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit, but it does not mention garage doors, so the answer from the city is the one that counts. The Revere Beach Reservation Historic District and several other Revere places are on the National Register, which does not by itself set design review for private owners.

Revere garage door repair: questions we hear
Is there garage door repair near me in Revere?
Yes. Emil Garage Doors repairs garage doors in Revere (ZIP 02151) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Revere?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Revere?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Revere?
Revere has one street ZIP code, 02151, which covers Beachmont and Revere Beach. Call us if you are not sure we reach your address.
Does Revere require a permit to replace a garage door?
Revere's Inspectional Services page lists building and other permits but does not mention garage doors, so we could not confirm a rule. Call the Building Department at 781-286-8311 before a replacement, and tell us when you call so we can plan the visit.
Should I have my garage door checked after a coastal storm in Revere?
Yes. Salt air and wind-driven rain wear on tracks, hinges and opener parts, and flooding reaches bottom seals and low door sections. Turn off the opener's power if water reached it, and call us to inspect the door, tracks and opener.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
