What customers say
Real reviews from our Google listing, copied as the customers wrote them.
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

A dense city of two-family houses and apartment buildings along the Orange Line
According to the Census Bureau's 2020-2024 American Community Survey, Malden has about 27,900 housing units and the median home was built in 1950. Only about 24 percent are detached houses; about 22 percent are two-family houses, about 12 percent are in buildings of three or four units and about 35 percent are in buildings of five or more. About 41 percent of households own their home, so many doors belong to a shared building or a rented unit.
Wikipedia says Malden was settled in 1640, incorporated in 1649 as Mauldon and became a city in 1882, and names neighborhoods such as Maplewood, Linden, Ferryway, Forestdale, Bellrock and Edgeworth. Malden Center and Oak Grove are MBTA Orange Line stations, and Bell Rock Memorial Park and Bell Rock Cemetery are on the National Register. A National Register listing alone does not set design rules for owners, and we could not confirm any local review of garage doors, so ask the city before you change a door near them.
Tell us your street and whether the door belongs to a house, a two-family or a larger building, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original openers and springs on mid-century homes
- Two-family houses with shared or narrow drives

What your garage door is telling you in Malden
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.

What Malden weather does to a garage door
Malden has no weather table of its own that we could verify, so these are regional figures. Boston Logan Airport, roughly five miles away, has 1991-2020 normals showing a January mean high near 37 degrees and mean low near 23, a July mean high near 82, about 44 inches of precipitation and about 49 inches of snow a season, with a record low of minus 18. Cold stiffens springs, cables and weatherstripping.
Snow and ice build up against the bottom seal, and road salt eats at tracks, hinges and spring hardware. We could not verify any Malden-specific storm or outage history, but if the power fails the opener cannot lift the door, so find the manual release before the storm, not during it.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.
- Lubricate rollers and hinges before winter
- Clear ice from the bottom seal
- Know where the manual release is

Opener safety, permits and design rules in Malden
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Malden is a city with its own Inspectional Services at 215 Pleasant Street, 3rd Floor, Room 330 (phone 781-397-7030; Monday, Wednesday and Thursday 8 a.m. to 5 p.m., Tuesday 8 a.m. to 7 p.m., closed Friday on the city's page). The page lists building, electrical, plumbing and gas, sheet metal and sprinkler permit fees, and it does not mention doors, garage doors or windows. We could not confirm whether a garage door replacement or an opener swap needs a permit. Call the department before the work or visit cityofmalden.org.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit, but it does not mention garage doors, so the answer from the city is the one that counts. Malden's Historical Commission also runs a demolition delay ordinance for significant buildings; it concerns demolition, and we found no garage door rule in it.

Malden garage door repair: questions we hear
Is there garage door repair near me in Malden?
Yes. Emil Garage Doors repairs garage doors in Malden (ZIP 02148) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Malden?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Malden?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Malden?
Malden has one street ZIP code, 02148. Call us if you are not sure we reach your address.
Does Malden require a permit to replace a garage door?
Malden's Inspectional Services page lists building, electrical, plumbing and gas permits but does not mention garage doors, so we could not confirm a rule. Call the department at 781-397-7030 before a replacement, and tell us when you call so we can plan the visit.
Do you repair garage doors on two-family houses in Malden?
Yes. About 22 percent of Malden's housing units are two-family houses, and we repair doors and openers on them as on any house. Tell us which unit the door belongs to and we plan the visit around it.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
