Real reviews from our Google listing, copied as the customers wrote them.
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

A town beside the Middlesex Fells, with single-family houses and many apartments
According to the Census Bureau's 2020-2024 American Community Survey, Stoneham has about 10,200 housing units and about 9,700 households, and the median owner-occupied home is worth about $671,900. About 54 percent of units are single-family detached houses, roughly 21 percent are in buildings of 20 or more units and about 71 percent of households own their home. The median home was built in 1964, so many doors and openers are 50 years old or more.
Wikipedia says Stoneham separated from Charlestown by an act passed on December 17, 1725. It names the Stone Zoo, the Spot Pond area of the Middlesex Fells Reservation, Stoneham Theatre on Main Street and the Nine O'Clock Horn at the fire station, and lists the Nobility Hill Historic District. We could not verify any garage door rules there, so ask the town before you change a door.
Tell us your street and whether the door belongs to a house or an apartment building, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What your garage door is telling you in Stoneham
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| The door is heavy and will not stay up | A spring has lost tension or broken | Replace the springs as a set and rebalance the door |
| The door jumped off its track | A bent track or a broken roller | Straighten or replace the track, replace rollers, reset the door |
| The opener runs but nothing moves | A stripped gear, broken spring or a disconnected door | Test the opener, repair or replace the failed part |
| The door closes crooked | A stretched or slipped cable | Replace the cable and level the door |
| The remote works only close to the door | A weak battery, receiver or antenna | Replace the battery and test the receiver |
Do not run a door that is crooked or heavy.

What Stoneham weather does to a garage door
Stoneham has no climate table that we could verify, so these figures come from Reading, a neighboring town. Wikipedia's Reading table, from NOAA 1990-2019 normals, gives a January mean high of 36.1 degrees and low of 18.4, a July mean high of 82.1, about 50 inches of precipitation and about 62 inches of snow a year. Cold stiffens springs, cables and weatherstripping.
Snow and ice build up on the bottom seal, and road salt eats at tracks, hinges and spring hardware. If the power fails the opener cannot lift the door, so find the manual release before the storm.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.
- Lubricate rollers and hinges before winter
- Clear ice from the bottom seal
- Know where the manual release is

Opener safety, permits and design rules in Stoneham
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
Town permits. Stoneham's Building Department is at Town Hall, 35 Central Street, Garden Level, phone 781-279-2670, open Monday, Wednesday and Thursday 8 am to 4 pm, Tuesday 8 am to 7 pm and Friday 8 am to noon. Applications are accepted online. The page lists an FAQ on when a building permit is required but does not mention doors or garage doors. We could not confirm whether a garage door replacement or an opener swap needs a permit, so call before the work or visit stoneham-ma.gov.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit, but it does not mention garage doors, so the answer from the town is the one that counts.

Stoneham garage door repair: questions we hear
Is there garage door repair near me in Stoneham?
Yes. Emil Garage Doors repairs garage doors in Stoneham (ZIP 02180) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Stoneham?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Stoneham?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Stoneham?
Stoneham has one street ZIP code, 02180. Call us if you are not sure we reach your address.
Does Stoneham require a permit to replace a garage door?
Stoneham's Building Department page does not mention garage doors, so we could not confirm a rule. Call the department at 781-279-2670 before a replacement, and tell us when you call so we can plan the visit.
Do you repair garage doors on apartment buildings in Stoneham?
Yes. The Census survey puts roughly one in five of Stoneham's housing units in buildings of 20 or more units, and we repair doors and openers on them as on any house. Tell us which unit the door belongs to and we plan the visit around it.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
