Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Snow, ice and spring floods

What Woburn weather does to a garage door

Woburn has no weather table of its own that we could verify, so these are regional figures. Boston Logan Airport, about 11 miles away, shows a January mean low near 23 degrees, a July mean high near 82, about 44 inches of precipitation and about 49 inches of snow a season. Wikipedia describes cold winters with occasional arctic blasts below zero. Cold stiffens springs and cables and hardens the bottom seal.

The Metropolitan Area Planning Council says Woburn had three large rainstorms in March 2010 that dropped nearly 18 inches of rain over 17 days and led to a federal disaster declaration, with flooded basements across the city. Where water reaches a garage, bottom brackets, tracks and low-mounted openers rust sooner.

Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a heavy rain, check the bottom seal and the base of the door for damp.

  • Check the bottom seal before the first freeze
  • Look for damp at the base of the door after heavy rain
  • Know where the manual release is

Rules to know

Opener safety, permits and design rules in Woburn

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. Woburn is a city with its own Inspectional Services department in City Hall, 10 Common Street. The city's permit page lists 781-897-5800, and the city's own permit forms list 781-897-5840, so call either or check woburnma.gov for the current number. Permit applications are fully digital through the city's online permitting portal. The pages we could read list building, electrical, plumbing and gas permits and a fee schedule but never mention doors or garage doors, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Call Inspectional Services before the work.

State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units. It bars contractors from working without a registration certificate and from advertising home improvement work without the registration number. The state building code exempts ordinary repairs and some minor work from a permit application, but its list does not name door replacement.

FAQ

Woburn garage door repair: questions we hear

Is there garage door repair near me in Woburn?

Yes. Emil Garage Doors repairs garage doors in Woburn (ZIP 01801) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Woburn?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Woburn?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Woburn?

Woburn's street ZIP code is 01801, which covers nearly the whole city. 01888 is PO boxes only. Call us if you are not sure we reach your address.

Does Woburn require a permit to replace a garage door?

The city's Inspectional Services pages do not mention garage doors in the text we could read, so we cannot say for certain. Call the department before a replacement, and tell us when you call so we can plan the visit.

Do you repair garage doors on two-family houses in Woburn?

Yes. About a fifth of Woburn's homes are in two-, three- or four-unit buildings, and we repair doors and openers on them as on any house. Tell us which unit the door belongs to and we plan the visit around it.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
