What Burlington weather does to a garage door
Burlington has no weather table of its own that we could verify, so these are regional figures. Boston Logan Airport, about 14 miles away, shows a January mean low near 23 degrees, a July mean high near 82, about 44 inches of precipitation and about 49 inches of snow a season. Burlington sits inland and higher than Logan, so local readings can differ. Cold stiffens springs and cables and hardens the bottom seal.
Routes 128, 3 and 3A cross the town, and road salt tracked into a garage eats at tracks, rollers and hinge hardware. Local news has reported Burlington outages after storms, though we could not confirm dates or counts. When the power fails the opener will not lift the door, so know where the red manual release is.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.
- Check the bottom seal before the first freeze
- Rinse road salt off tracks and rollers
- Know where the manual release is

A farm town that filled with houses after Route 128
According to the Census Bureau's 2020-2024 American Community Survey, Burlington has about 10,400 housing units and the median home was built in 1972. About 70 percent are detached single-family houses, about 9 percent are in buildings of 50 or more units, and about 74 percent of households own their home. Wikipedia says Burlington was the fastest-growing town in Massachusetts between 1955 and 1965 after Route 128 was built, so many doors and openers here are now 50 years old or close to it.
The Town Common and Simonds Park are in the center, with the Public Library on Sears Street beside the Common. The Francis Wyman House dates from 1666, and the Mill Pond Conservation Area and Mary Cummings Park are among the open spaces. We could not confirm a local historic district that reviews garage doors, so ask the town if your house is an older one.
Tell us your street and the age of the door, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

What your garage door is telling you in Burlington
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Burlington
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
Town permits. Burlington is a town with its own Building Department at 25 Center Street, phone 781-270-1615. Building permits can be filed online through the town's OpenGov portal. The department page does not say which work needs a permit and does not mention doors or garage doors, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Call the department before the work or see burlington.org.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units. It bars contractors from working without a registration certificate and from advertising home improvement work without the registration number. The state building code exempts ordinary repairs and some minor work from a permit application, but its list does not name door replacement.

Burlington garage door repair: questions we hear
Is there garage door repair near me in Burlington?
Yes. Emil Garage Doors repairs garage doors in Burlington (ZIP 01803) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Burlington?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Burlington?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Burlington?
Burlington's street ZIP code is 01803, which covers the whole town. Call us if you are not sure we reach your address.
Does Burlington require a permit to replace a garage door?
The Building Department's page does not mention garage doors, so we cannot say for certain. Call the department at 781-270-1615 before a replacement, and tell us when you call so we can plan the visit.
Do you repair openers on 1970s raised ranches in Burlington?
Yes. Many Burlington homes were built in the 1960s and 1970s, and an opener or a set of springs from that era is often ready for replacement. Tell us the age of the door and what it does, and we plan the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
