What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

Post-war split-levels, colonials and newer houses in a historic town
According to the Census Bureau's 2020-2024 American Community Survey, Lexington has about 12,750 housing units and the median home was built in 1965. About 74 percent are detached single-family houses, about 9 percent are attached houses, and about 80 percent of households own their home. Wikipedia says many farms became dense housing developments by the 1970s, so a large share of doors and openers here are from the post-war decades.
Wikipedia names the Peacock Farm neighborhood in southeast Lexington, split-level houses from the 1950s that are listed on the National Register of Historic Places. The town also has a Historic Districts Commission, and its records show it reviewing exterior work around the Battle Green. We could not confirm today's district boundaries or whether garage doors are reviewed, so ask the town before you change a door near the Green.

What your garage door is telling you in Lexington
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| The door is heavy and will not stay up | A spring has lost tension or broken | Replace the springs as a set and rebalance the door |
| The door jumped off its track | A bent track or a broken roller | Straighten or replace the track, replace rollers, reset the door |
| The opener runs but nothing moves | A stripped gear, broken spring or a disconnected door | Test the opener, repair or replace the failed part |
| The door closes crooked | A stretched or slipped cable | Replace the cable and level the door |
| The remote works only close to the door | A weak battery, receiver or antenna | Replace the battery and test the receiver |
Do not run a door that is crooked or heavy.

What Lexington weather does to a garage door
Lexington has no weather table of its own that we could verify, so these are regional figures. Boston Logan Airport, about 13 miles away, shows a January mean low near 23 degrees, a July mean high near 82, about 44 inches of precipitation and about 49 inches of snow a season. Lexington sits inland and higher than Logan, so local readings can differ. Cold stiffens springs and cables and hardens the bottom seal.
The March 2018 nor'easters knocked out power to more than 300,000 customers across Massachusetts, according to WBUR, and Lexington Patch has reported outages in the town after earlier storms, though we could not confirm dates or counts for Lexington. When the power fails the opener will not lift the door, so know where the red manual release is.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.

Opener safety, permits and design rules in Lexington
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
Town permits. Lexington is a town with its own Building Office at 1625 Massachusetts Avenue, phone 781-698-4530. All permits go through the town's online permit system. The office page says it enforces the state building, electrical, plumbing, gas and mechanical codes and the local zoning bylaw, but it does not say which work needs a permit and does not mention doors or garage doors, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Call the office before the work or see lexingtonma.gov.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units. It bars contractors from working without a registration certificate and from advertising home improvement work without the registration number. The state building code exempts ordinary repairs and some minor work from a permit application, but its list does not name door replacement. Lexington has a Historic Districts Commission, and homes in a local historic district may need its review for exterior changes; we could not confirm whether that reaches garage doors.

Lexington garage door repair: questions we hear
Is there garage door repair near me in Lexington?
Yes. Emil Garage Doors repairs garage doors in Lexington (ZIP 02420) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Lexington?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lexington?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Lexington?
Lexington's street ZIP codes are 02420 and 02421. Call us if you are not sure we reach your address.
Does Lexington require a permit to replace a garage door?
The Building Office page does not mention garage doors, so we cannot say for certain. Call the office at 781-698-4530 before a replacement, and tell us when you call so we can plan the visit.
Do you work on garage doors near the Battle Green?
Yes, we can repair and service doors there. Homes in a local historic district may need review from the town's Historic Districts Commission before you change an exterior feature, so check with the town before a replacement.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
