Springfield areas we serve
Areas are described by their neighborhoods and landmarks, from local sources. Call if yours is not listed.
| Part of Springfield | What is there | What we often see on garage doors |
|---|---|---|
| Forest Park | The 735-acre Forest Park and the older early-1900s core around it | Older doors; Forest Park Heights has local historic rules |
| Sixteen Acres and East Forest Park | The east side, Colonials, Capes and ranches described as mid-century and later | Mid-century and later doors and openers |
| Indian Orchard | Main Street and the north-east corner, ZIP 01151 | Older houses with doors replaced once or twice |
| Metro Center and the Armory area | Court Square, Springfield Armory and the downtown streets | Older buildings and multi-family doors |
Springfield's standard street ZIP codes are 01103, 01104, 01105, 01107, 01108, 01109, 01118, 01119, 01128, 01129, 01144 and 01151.

An older housing stock, from three-deckers to 1950s ranches
According to the Census Bureau's 2020-2024 American Community Survey, Springfield has about 62,200 housing units and a median build year of 1952, one of the older housing stocks around. About 45 percent are detached single-family houses and about 28 percent are two- to four-unit buildings. Half of households rent, so we often work with an owner and a tenant together.
Real estate guides describe the neighborhoods differently: Sixteen Acres as suburban Colonials, Capes and ranches, East Forest Park as mid-century Capes and ranches, Indian Orchard as Capes and Colonial Revivals from the late 1800s on, and the older Forest Park core as early-1900s Colonial Revival and Victorian houses. Those are descriptions, not measured data. Doors and openers on houses of those ages are often original or have been replaced once.
Tell us your cross street, the neighborhood and whether the door is a single, a double or one door per unit, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Springfield weather does to a garage door
Bradley International Airport in Connecticut, the station Wikipedia uses, gives 1991-2020 normals of a July mean high near 85 degrees, a January mean low near 19, about 52 inches of snow and 47 inches of precipitation a year. Freeze and thaw stiffen springs and cables, and ice can bind a bottom seal to the slab.
On June 1, 2011 an EF3 tornado crossed more than six miles of Springfield, with the heaviest city damage in East Forest Park, according to Wikipedia. Later that October a heavy wet snow brought down trees, and a news report said nearly half of Springfield was still without power days afterward. Wind can bend tracks and tear a door out of its frame, and in an outage the opener stops, so keep your manual release in mind.
Each fall and spring, rinse road salt off the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, look for bent track and damaged panels before running the opener.
- Rinse road salt off tracks and hinges
- Check tracks and panels after wind or a storm
- Know where the manual release is

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Springfield is its own city, so permits come from the Department of Inspectional Services, Building Division, at 70 Tapley Street, phone 413-787-6031, with applications in person or through the city's online portal at springfield-ma.gov. The city's page says to call the Building Division for specifics and does not mention garage doors, so we could not confirm whether a garage door replacement needs a permit. Ask before the work.
Historic districts. Springfield lists local historic districts at Forest Park Heights, McKnight, Ridgewood, Lower Maple and Maple Hill. City planning handouts say the Springfield Historical Commission approves exterior work in a local district before the building permit. We could not verify whether garage doors are reviewed in each district, so ask the city planning office if your house is in one.
State rules. The Massachusetts State Building Code (780 CMR) says routine or corrective maintenance does not need a building permit under that code, while electrical and other permits can still apply. We did not read the chapter for one- and two-family homes, so we do not claim a garage door swap is exempt. Massachusetts law (M.G.L. c. 142A) requires home improvement contractor registration for work on owner-occupied homes of one to four units and requires the registration number in advertising; whether every garage door repair counts is not something we could verify. Automatic openers made since 1993 must meet the federal safety standard in 16 CFR Part 1211.

Springfield garage door repair: questions we hear
Is there garage door repair near me in Springfield?
Yes. Emil Garage Doors repairs garage doors in Springfield (ZIP 01103) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Springfield?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Springfield?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Springfield, Massachusetts?
Springfield's standard street ZIP codes are 01103, 01104, 01105, 01107, 01108, 01109, 01118, 01119, 01128, 01129, 01144 and 01151. Several other codes are PO boxes. Call us if you are not sure we reach your address.
Do I need approval to change a garage door in a Springfield historic district?
Springfield has local historic districts at Forest Park Heights, McKnight, Ridgewood, Lower Maple and Maple Hill, and the city says the Historical Commission approves exterior work there. We could not verify the rule for garage doors, so ask the city planning office before you order a different style.
Do you repair doors after a storm in Springfield?
Yes. Wind and falling branches can bend tracks and push a door out of its frame. Stop using the opener, and we inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
