What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

A bayside town of capes and ranches from the 1950s, with villages and cranberry country
According to the Census Bureau's 2020-2024 American Community Survey, Wareham has about 12,800 housing units and about 10,400 households, and the median owner-occupied home is worth about $425,000. Around 81 percent of units are single-family detached houses, about 6 percent are mobile homes and about 84 percent of households own their home. The median home was built in 1958, so many garage doors and openers are original or have been replaced once already.
Wikipedia names the villages of East Wareham, Onset, Point Independence, Wareham Center, West Wareham, Weweantic and White Island Shores. It calls Wareham the innermost town on the north shore of Buzzards Bay, says cranberries have long dominated the economy and lists the Tremont Nail Factory District on Elm Street among its landmarks.

A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |

| The door is heavy and will not stay up | A spring has lost tension or broken | Replace the springs as a set and rebalance the door |
| The door jumped off its track | A bent track or a broken roller | Straighten or replace the track, replace rollers, reset the door |
| The opener runs but nothing moves | A stripped gear, broken spring or a disconnected door | Test the opener, repair or replace the failed part |

What Wareham weather does to a garage door
Wikipedia's East Wareham climate box, built from National Weather Service data, gives 1991-2020 normals with a July mean high near 81 degrees, a January mean low near 22, about 51 inches of precipitation and about 38 inches of snow a year. Cold stiffens springs, cables and weatherstripping.
The National Weather Service says Hurricane Bob in 1991 drove a surge of 10 to 15 feet into Buzzards Bay, with the highest surges of 12 to 15 feet in Onset, Bourne, Mashpee and Wareham. According to the local paper, the March 2, 2018 nor'easter left about 99 percent of the town without power, and fallen trees damaged homes, mobile homes and cars. Salt air wears on tracks, hinges and spring hardware, and a flooded low garage can ruin an opener motor. If the power fails the opener cannot lift the door, so find the manual release before the storm.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, rinse salt from the hardware, and clear ice and standing water from the bottom of the door before you run the opener.
- Rinse and lubricate hardware near the water
- Keep water and ice off the bottom seal
- Know where the manual release is

Opener safety, permits and design rules in Wareham
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
Town permits. Wareham's Inspectional Services Department is at 54 Marion Road, and a regional directory lists the Building Department at (508) 291-3100. Two directories we found disagree on the phone number and room, and we could not confirm either on a town page, so call before you visit. We could not confirm whether a garage door replacement or an opener swap needs a permit, so ask the department before the work.
State rules. Massachusetts General Laws chapter 142A bars contractors from working without a registration certificate on residential contracting jobs. The state building code (780 CMR 105.2.2) says ordinary repairs need no notice to the building official, but it does not mention garage doors, so the answer from the town is the one that counts. Wikipedia lists the Tremont Nail Factory District as a historic site; we could not confirm any review of garage doors, so ask the town before changing a door on an older property.

Wareham garage door repair: questions we hear
Is there garage door repair near me in Wareham?
Yes. Emil Garage Doors repairs garage doors in Wareham (ZIP 02571) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Wareham?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Wareham?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Wareham?
Wareham has three street ZIP codes: 02571, 02538 (East Wareham) and 02576 (West Wareham). ZIP 02558 (Onset) is for PO boxes. Call us if you are not sure we reach your address.
Does Wareham require a permit to replace a garage door?
We could not confirm a rule for garage doors. Call the Inspectional Services Department before a replacement, and tell us when you call so we can plan the visit.
Do you repair garage doors near the water in Onset and East Wareham?
Yes. We serve the shore streets as we serve the rest of town. Salt air wears on tracks, hinges and springs, so ask us about rinsing and lubricating hardware when we visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
