A bay city of hillside streets and homes from about 1971
According to the Census Bureau's 2020-2024 American Community Survey, Coos Bay has about 7,500 housing units and a median year built of 1971. About 59 percent are single-family detached houses, about 14 percent are in buildings of two to four units, about 16 percent are in buildings of five or more units, about 8 percent are mobile homes, and 60.1 percent of occupied homes are owner-occupied. A door that has opened a few times a day for 50 years is often on its second or third set of springs.
Wikipedia describes a hilly city, from sea level to over 500 feet, made of four districts: the Marshfield downtown, the mid-century Milner Crest neighborhood on the hill above the bay, residential Eastside, and Empire. Empire and Eastside were once separate cities. We could not verify building materials, door types or named homeowner associations, so tell us what your door looks like when you call.
Give us your cross street, the number of doors and what yours does when you press the button, and we book the soonest visit. Doors on hillside driveways often need the opener's travel limits set again after a repair.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

What Coos Bay weather does to a garage door
NOAA's North Bend airport station, about 6 km north of the city center, shows 1991-2020 normals with a January high near 54 degrees, a July high near 66, a January low near 41, only about 10 nights a year at or below 32, and about 59 inches of precipitation a year, with December, January and November the wettest. Wikipedia describes nearly 65 inches of rain, foggy summers and frequent winter gales. That much damp air rusts springs, cables, tracks and hinges, swells wood doors and wears bottom seals.
Wikipedia says severe coastal storms with hurricane-force winds occur frequently in winter and that snow is uncommon, about an inch a year. A strong gust pushes on a wide door, so loose tracks and worn hinges show up first. When the power fails, the opener will not lift the door, so know where your red manual-release cord is.
Each fall, wipe the tracks, lubricate the rollers and hinges, and look at the bottom seal. After a storm, watch how smoothly the door runs and call us if it shakes or stalls.
- Know where the manual release is
- Lubricate rollers and hinges twice a year
- Check the bottom seal after wet winters

Opener safety, permits and design rules in Coos Bay
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Coos Bay is its own city. The Community Development Department's Building Codes Division is at 500 Central Avenue, phone 541-269-8918. A summary on the city's site, which we could only read as a search snippet, says the city issues building and mechanical permits and lists like-for-like window or door replacement as an exception, and that Coos County Community Development handles electrical and plumbing permits. We could not confirm whether a garage door replacement or an opener swap needs a permit. Ask the Building Codes Division before you order. See coosbayor.gov.
State rules. Oregon law (ORS 455.310) says repairs and maintenance on a single-family home and its private garage should not need permits or fees, and the state's exempt list includes door and window replacements, as long as the work does not violate the intent of the structural and fire and life safety rules. Oregon's Construction Contractors Board says a license is required for any construction business that advertises, offers or bids construction, remodeling or repair work. We could not confirm which license class covers garage door work. You can check any contractor's license at search.ccb.state.or.us or call the board at 503-378-4621.

Coos Bay garage door repair: questions we hear
Is there garage door repair near me in Coos Bay?
Yes. Emil Garage Doors repairs garage doors in Coos Bay (ZIP 97420) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Coos Bay?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Coos Bay?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Coos Bay, Oregon?
Coos Bay's ZIP code is 97420. Call us if you are not sure we reach your address.
Do I need a permit to replace a garage door in Coos Bay?
The city lists like-for-like door replacement as an exception to its permit rules, but we could not confirm that it covers garage doors. Call the Building Codes Division at 541-269-8918 before you order, and ask Coos County about the electrical permit if an opener needs new wiring.
Do you also come out to North Bend, Charleston and Lakeside?
Yes. Tell us your address when you call and we confirm that we reach it and book the soonest visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
