Ranch homes from the 1970s and 1980s, plus new master-planned communities
According to the Census Bureau's 2020-2024 American Community Survey, Angleton has about 8,560 housing units and a median year built of 1979. About 77 percent are single-family detached houses and about 67 percent of occupied homes are owner-occupied. Roughly 74 percent of the homes were built before 1990, including about 1,860 from the 1980s and 1,720 from the 1970s, so many original doors, springs and openers are 35 years old or more.
Newer subdivisions are going up around the county seat. Builder and trade-press pages describe Ashland, an 880-acre community approved in 2023 with more than 2,250 planned lots, and Serenity Oaks, a D.R. Horton community on half-acre lots. We could not verify which of these lie inside the city limits, whether any is gated or what their association fees are, so ask your association before you change the style of a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original springs and openers on 1970s and 1980s ranches
- Association rules in newer communities

I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Angleton weather does to a garage door
NOAA's 1991-2020 normals for a station about three miles west of the city center give a July mean daily high of 91 degrees, a July mean low of 76 and about 53 inches of rain a year, with September the wettest month at nearly 7 inches. Hot, humid air dries out lubricant, wears openers and speeds rust on springs, cables and hardware, and heavy rain rots bottom seals.
Brazoria County is one of the Texas coastal counties in the state's windstorm catastrophe area. When Hurricane Beryl came ashore near Matagorda in July 2024, Wikipedia reports gusts of 60 to 70 mph across Brazoria County, and a local TV station found about a dozen power poles knocked down on County Road 210 east of Angleton. Wind can bend tracks and dent panels, and after a long outage you will want to know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, look for bent track sections and dented panels before you run the opener.
- Check springs and cables for rust twice a year
- Know where the manual release is before storm season
- Inspect tracks and panels after high wind

Opener safety, permits and design rules in Angleton
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Angleton is its own city, and its Building Service Department is at City Hall, 121 S. Velasco Street, phone 979-849-4364 (permits desk, extension 2105). Permit applications go through the city's MGO Connect portal, and contractors must register with the city before they can pull a permit. The city's page does not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Call the permits desk before the work or visit angleton.tx.us.
Windstorm rules. Brazoria County is a first-tier coastal county in the Texas Department of Insurance windstorm catastrophe area, so some new construction and repairs fall under the state windstorm program. We could not confirm whether a like-for-like garage door replacement needs a windstorm certificate or a state-evaluated door, so ask the city or the state before you order a new door. Texas rules. We found no Texas statewide license for garage door contractors. The Texas Department of Public Safety says installing garage door or gate openers needs no DPS license unless the opener connects to an alarm system or monitors or logs who comes and goes.

Angleton garage door repair: questions we hear
Is there garage door repair near me in Angleton?
Yes. Emil Garage Doors repairs garage doors in Angleton (ZIP 77515) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Angleton?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Angleton?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Angleton?
Angleton's street ZIP code is 77515. ZIP 77516 is for PO boxes only. ZIP 77515 also covers some land outside the city limits, so call us if you are not sure we reach your address.
Do you repair garage doors after a hurricane or storm in Angleton?
Yes. Strong wind can bend a light door, push it off its track or strain the opener, and heavy rain can soak bottom seals and opener units. We inspect the door, springs, cables and opener, explain what we find and quote the price before we start.
Do you serve the newer subdivisions around Angleton?
Yes. Tell us your cross street when you call. If your home is in a community with an association, check its rules on door style and color before you choose a new door.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
