My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Austin homes

From 1930s bungalows to new subdivisions at the city edge

According to the Census Bureau's 2024 one-year American Community Survey, Austin has about 518,600 housing units. Only about 41 percent are single-family detached houses, about 46 percent of units are in buildings of five or more units, and about 41 percent of occupied homes are owner-occupied. The median year built is 2000, but the stock runs from 1930s bungalows in Hyde Park and Travis Heights to new subdivisions at the edges, so one street can have original doors from several decades.

Circle C Ranch in southwest Austin is a master-planned neighborhood whose first subdivision was built in 1986, according to Community Impact, and Avery Ranch sits in the city's far-north Williamson County portion. Austin also has local historic districts and landmarks, but we could not verify which rules apply to garage doors in them, so ask the city and your association before you change a door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Original springs and openers on older bungalows
  • Wide doors on newer subdivision homes
  • Historic districts: ask before changing a door

What Austin weather does to a garage door

Wikipedia gives Austin a July mean daily high of 96.6 degrees, a January mean low of 41.8 and about 36 inches of precipitation a year, with a record high of 112. Long hot summers wear springs, cables and seals, and an ice storm that disrupts travel for a day or two comes about every two years.

Winter Storm Uri in February 2021 dropped 6.4 inches of snow at Camp Mabry, and rolling blackouts hit up to about 40 percent of Austin Energy homes at the peak, so know where your manual release is. The October 2015 flood on Onion Creek damaged or destroyed about 400 homes in southeast Austin, according to CBS Austin, and flooding hits garages and bottom door panels first in floodplain areas such as Onion Creek and Dove Springs. Crowd-sourced hail reports list 2-inch hail in Austin in 2023 and 2024.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a flood or a hail storm, check the bottom seal, panels and track before you run the opener.

  • Check the bottom seal after heavy rain
  • Know where the manual release is
  • Lubricate rollers and hinges twice a year

Rules to know

Opener safety, permits and design rules in Austin

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Austin is its own city, so its rules come from the City of Austin. The Development Services Department's Permitting and Development Center is at 6310 Wilhelmina Delco Drive, phone 512-978-4000 (or 3-1-1). The city's list of work exempt from building permits includes, under residential building work, replacing or installing an overhead garage door on a garage, with no conditions listed. The same page says exempt work must still meet the applicable codes and ordinances, and it says nothing about the wiring for a new opener, so ask Development Services before electrical work. See austintexas.gov.

Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page (published September 2020) says installing a garage door opener needs no DPS license unless it is connected to an alarm system or monitors or logs who comes and goes.

FAQ

Austin garage door repair: questions we hear

Is there garage door repair near me in Austin?

Yes. Emil Garage Doors repairs garage doors in Austin (ZIP 78701) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Austin?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Austin?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Austin?

Austin has dozens of ZIP codes, from 78701 downtown to 78758 in the north and 78748 in the south. Some Austin-labeled ZIPs, such as 78734 and 78738, mainly cover Lakeway, and Steiner Ranch (78732) is outside the city limits by Census boundaries. Call us with your address if you are not sure we reach it.

Do I need a permit to replace my garage door in Austin?

The City of Austin's list of work exempt from building permits includes replacing or installing an overhead garage door on a garage, and exempt work must still meet the applicable codes. The list does not cover opener wiring, so ask Austin Development Services at 3-1-1 before electrical work.

Can flooding damage a garage door in Austin?

Yes. After the October 2015 flood on Onion Creek, about 400 homes were damaged or destroyed according to CBS Austin. Water and mud hit the bottom panel, seal and opener first. We inspect the panels, track, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
