Mid-1990s houses, older streets near downtown and a growing north side
According to the Census Bureau's 2020-2024 American Community Survey, Brownsville has about 64,900 housing units. About 68 percent are single-family detached houses, about 62 percent of occupied homes are owner-occupied and about 5 percent are mobile homes. The median year built is 1995 and about 30 percent of homes pre-date 1980, so many original doors and openers are 25 to 30 years old or more.
The city is large and irregular, running from the Rio Grande and the Veterans International Bridge in the south to Palo Alto Battlefield National Historical Park in the north. Charles Stillman founded Brownsville in 1848, and Market Square dates to 1850, according to Wikipedia. The city has a Historic Preservation Office and requires a Certificate of Appropriateness in its historic districts before a building permit. We could not verify which streets are in those districts or whether the rule reaches garage doors, so ask the city before you change a door on an older street.
Give us the nearest cross street, the width of the door and how it fails (slow, noisy, crooked or stuck), and we plan the visit with the right parts ready. We weigh and balance each door before choosing new springs.

What Brownsville weather does to a garage door
NOAA's 1991-2020 normals for the Brownsville airport give an average July high of 95.0 degrees and an August high of 96.3, with summer lows near 78. Wikipedia puts average relative humidity near 76 percent, and the city gets about 26.8 inches of rain a year, with September the wettest month. Heat and humid air wear springs and openers and rust cables, tracks and hinges.
Storms have tested local homes. Hurricane Hanna in July 2020 gusted to 48 mph in Brownsville and an EF0 tornado in east Brownsville damaged the airport, roofs and trees, according to the National Weather Service. The June 2018 flood brought 10 to 15 inches of rain between Brownsville and Los Fresnos, and after four days of rain in July 2021 neighborhood roads in north Brownsville held about two feet of water. Hanna also left at least 250,000 Valley customers without power at its peak, so know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a flood or a storm, check the bottom seal and the opener for moisture and look for bent track before you run the door.
- Look for rust on springs and cables
- Dry the opener and bottom seal after floods

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Brownsville is its own city, so its rules come from the City of Brownsville. The Building Inspections and Permitting Office is in the City Plaza Building, 1034 E. Levee Street, 2nd floor, and residential permits are applied for online. The city says plan review takes three to five business days when the documents are complete. We could not find a city page that names garage doors or openers, so we could not confirm whether a replacement needs a permit. Ask the city before the work at brownsvilletx.gov, because the office phone numbers listed in different places do not match. In the city's historic districts a Certificate of Appropriateness is needed before a building permit.
State and wind rules. Cameron County is a first-tier coastal county in the Texas Department of Insurance windstorm area, and the department lists Brownsville in its Inland I zone, with a 120 mph design wind speed. Most major repairs need a windstorm inspection and certificate for Texas Windstorm Insurance Association (TWIA) coverage, but the department's page does not mention garage doors, so we could not confirm that a door replacement needs one. We found no Texas statewide license for garage door contractors, and a Texas Department of Public Safety page says installing only garage door openers needs no DPS license unless the opener is connected to an alarm system or can log who comes and goes.

Brownsville garage door repair: questions we hear
Is there garage door repair near me in Brownsville?
Yes. Emil Garage Doors repairs garage doors in Brownsville (ZIP 78520) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Brownsville?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Brownsville?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Brownsville?
Brownsville's street ZIP codes are 78520, 78521 and 78526. ZIP 78522 and 78523 are for PO boxes only. Call us if you are not sure we reach your address.
Do I need city approval to change a garage door in a Brownsville historic district?
Brownsville requires a Certificate of Appropriateness in its historic districts before a building permit. We could not verify which streets are covered or whether the rule applies to garage doors, so ask the city's Historic Preservation Office before you order a new door.
Do you repair garage doors after a flood or storm in Brownsville?
Yes. Water can reach low openers, receivers and bottom seals, and storm wind can bend tracks or dent panels. We inspect the track, springs, panels and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
