Mid-1990s houses and a large share of mobile homes
According to the Census Bureau's 2020-2024 American Community Survey, Weslaco has about 17,400 housing units. About 54 percent are single-family detached houses, about 56 percent of occupied homes are owner-occupied and about 17 percent are mobile homes. The median year built is 1995 and about 24 percent of homes pre-date 1980, so many original doors and openers are 25 to 30 years old.
The city is named for the W. E. Stewart Land Company, and Interstate 2 and US 83 run through it, according to Wikipedia. Weslaco is home to Knapp Medical Center, a Texas A&M AgriLife Research and Extension Center, the Weslaco Museum and the Valley Nature Center, and Estero Llano Grande State Park sits on its southern edge. We could not verify any historic districts, homeowner associations or planned communities, so ask your association, if you have one, before you change a door.
Give us your cross street and tell us what the door does, and we plan the visit with the right spring, cable or opener part ready. Mobile-home openings are often not standard, so we measure before we order a new door.

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

What Weslaco weather does to a garage door
Wikipedia's Weslaco climate table gives about 25.7 inches of rain a year, with a wet season from April to September and September the wettest month. McAllen's airport, about 17 miles west, shows average highs of 97.4 degrees in June, 98.5 in July and 99.6 in August in NOAA's 1991-2020 normals. Heat and humidity wear springs, cables, rollers and opener motors and rust hardware.
Flooding has hit the city more than once. A National Weather Service report on the June 2018 flood quotes city estimates of more than 2,500 homes, over 100 businesses and at least 2,500 vehicles damaged by flood water in Weslaco. Hurricane Hanna in July 2020 brought a peak gust of 59 mph at Weslaco Midvalley and one to three feet of water in some neighborhoods, and the city's mayor reported about 14 inches of rain in the March 2025 flood, according to news coverage. Water reaches low openers, receivers and bottom seals.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a flood, check the opener and the bottom seal for water and let them dry before you run the door.
- Dry the opener and bottom seal after floods
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Opener safety, permits and design rules in Weslaco
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Weslaco is its own city, so its rules come from the City of Weslaco. The Planning and Code Enforcement Department, Building Inspection Division, is at 255 S. Kansas Avenue. Its building permit application lists work types such as alteration or remodel, repair, accessory building, fence, driveway and re-roof, and says a $5.00 processing fee applies to all building permits. Garage doors and openers are not named on the form, so we could not confirm whether a replacement needs a permit. Phone numbers listed in different places do not match, so check the number on weslacotx.gov and ask before the work.
State and wind rules. Hidalgo County is not one of the 14 first-tier coastal counties in the Texas Windstorm Insurance Association (TWIA) area, so the windstorm certificate that TWIA coverage needs in Cameron County does not apply in Weslaco. We found no Texas statewide license for garage door contractors, and a Texas Department of Public Safety page says installing only garage door openers, with their remotes and keypads, needs no DPS license unless the opener is connected to an alarm system or can log who comes and goes.

Weslaco garage door repair: questions we hear
Is there garage door repair near me in Weslaco?
Yes. Emil Garage Doors repairs garage doors in Weslaco (ZIP 78596) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Weslaco?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Weslaco?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Weslaco?
Weslaco's standard ZIP codes are 78596 and 78599, and 78596 is the main one. We also serve Donna, which touches Weslaco on the west, and Mercedes on the east. Call us if you are not sure we reach your address.
Do you repair garage doors after street flooding in Weslaco?
Yes. Flood water reaches low openers, receivers and bottom seals, and a door that sat in water can corrode. Stop using the opener until it is dry and call us. We inspect the track, springs, panels and opener, explain what we find and quote the price before we start.
Can you replace a garage door on a mobile home in Weslaco?
Yes. About 17 percent of Weslaco homes are mobile homes, according to the Census Bureau, and their door openings are often not standard. We measure the opening before ordering so the new door fits.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
