Single-family homes built around 1999
According to the Census Bureau's 2024 five-year American Community Survey, San Juan has about 11,300 housing units. About 81 percent are single-family detached houses and about 80 percent of occupied homes are owner-occupied. The median year built is 1999, so many attached-garage doors and openers are 25 years old or more. About 9 percent of the homes are mobile or manufactured homes, which usually have a carport rather than a garage door.
San Juan sits between Pharr to the west and Alamo to the east along the Business US 83 corridor. Wikipedia says the community was organized in 1909 and that its population grew from 1,203 in 1920 to 35,294 in 2020, and it names the Basilica of the National Shrine of Our Lady of San Juan del Valle as one of the largest churches in South Texas.

What San Juan weather does to a garage door
San Juan has no weather station of its own. At McAllen Miller International Airport, about 5 miles west, Wikipedia's normals give a July mean daily high of 98.5 degrees and a January mean daily low of 52.7, with about 22 inches of rain a year. Heat and humidity age springs, seals and opener circuits.
During Hurricane Hanna in July 2020 the National Weather Service reported 1 to 2 feet of street water in Pharr and Alamo, the cities on either side of San Juan, and a 60 mph gust at McAllen. The June 2018 flood dropped an estimated 12 to over 18 inches of rain around McAllen and Mission, and Hidalgo County flooded again on June 24, 2019. Flood water can reach the bottom seal and opener motor, and an outage makes the manual release matter.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, check the bottom seal and the track before you run the opener.
- Lubricate rollers and hinges twice a year
- Check the bottom seal after heavy rain
- Know where the manual release is

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. San Juan is its own city, so its rules come from the City of San Juan. City Hall is at 512 S. Nebraska Avenue and the Building Inspection Division is listed at 709 S. Nebraska Avenue; the city's site is sjtx.us, where it posts a Building Construction Application. Because the city's phone numbers differ between pages, check the site for the current number. We could not find a page that says whether replacing a garage door or an opener needs a permit, and we could not confirm the wind-load rule, so ask the Building Inspection Division before the work.
Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page dated 2020 says installing garage door or gate openers needs no DPS license unless the opener is connected to an alarm system or can log who comes and goes. We also could not confirm which Texas windstorm insurance rules, if any, apply to Hidalgo County, so ask your insurance company before you choose a wind-rated door.

San Juan garage door repair: questions we hear
Is there garage door repair near me in San Juan?
Yes. Emil Garage Doors repairs garage doors in San Juan (ZIP 78589) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in San Juan?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in San Juan?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in San Juan?
San Juan has one standard ZIP code, 78589, which also carries the alias name Lopezville. Call us if you are not sure we reach your address.
Is it better to repair or replace a garage door from the late 1990s?
It depends on the panels. If the panels are straight and solid, new springs, cables or an opener often give the door many more years. If panels are sagging, cracked or rusted through, replacing the door usually makes more sense. We look at the door, explain both options and quote the price before we start.
What should I do if flood water got into my garage in San Juan?
Leave the opener unplugged until it has been checked, because water can short the electronics and swell the bottom seal. Do not force a stuck door. Call us and we inspect the opener, seal, track and springs.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
