Alamo homes

Homes from the 1990s, plus a large mobile-home share

According to the Census Bureau's 2024 five-year American Community Survey, Alamo has about 7,700 housing units. About 54 percent are single-family detached houses and about 35 percent are mobile or manufactured homes. About 74 percent of occupied homes are owner-occupied, and the median year built is 1997, so the original doors and openers on many site-built homes are 20 to 30 years old.

Many mobile homes have a carport and no garage door, so fewer Alamo homes have a door to repair than in some nearby cities. Where there is a garage, it is often a 1990s or 2000s door with its first set of springs and its first opener. Wikipedia describes Alamo as a winter resort and retirement town in an area of vegetable farming and citrus groves.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Single-car doors on smaller houses
  • Wide doors on newer two-car garages

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Alamo weather does to a garage door

Alamo has no weather station of its own. At McAllen Miller International Airport, about 7.5 miles west, Wikipedia's normals give a July mean daily high of 98.5 degrees, a January mean daily low of 52.7 and about 22 inches of rain a year. Long, hot, humid summers wear down springs, rubber seals and the electronics in an opener.

The National Weather Service reported 1 to 2 feet of street water in Alamo during Hurricane Hanna in July 2020, and up to half of Hidalgo and Cameron County customers lost power at the peak. A rain gauge just southwest of Alamo recorded 7.88 inches in the June 2018 flood, and Hidalgo County flooded again on June 24, 2019. Water that reaches the bottom seal or the opener motor can ruin them, and an outage makes the manual release important.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, check the bottom seal and the track before you run the opener.

  • Lubricate rollers and hinges twice a year
  • Check the bottom seal after heavy rain
  • Know where the manual release is

Rules to know

Opener safety, permits and design rules in Alamo

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Alamo is its own city, so its rules come from the City of Alamo. The City Inspector, in Planning and Development, is at City Hall, 420 N. Tower Rd, phone (956) 787-0006 extension 112; the city lists limited office hours, so call first. The city's site is alamotexas.org. We could not find a city page that says whether replacing a garage door or an opener needs a permit, and we could not confirm the wind-load rule or any contractor registration, so ask the City Inspector before the work.

Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page dated 2020 says installing garage door or gate openers needs no DPS license unless the opener is connected to an alarm system or can log who comes and goes. We also could not confirm which Texas windstorm insurance rules, if any, apply to Hidalgo County, so ask your insurance company before you choose a wind-rated door.

FAQ

Alamo garage door repair: questions we hear

Is there garage door repair near me in Alamo?

Yes. Emil Garage Doors repairs garage doors in Alamo (ZIP 78516) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Alamo?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Alamo?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Alamo?

Alamo has one standard ZIP code, 78516. Call us if you are not sure we reach your address.

Do you repair garage doors on mobile and manufactured homes in Alamo?

Yes, when the home has a garage door. Many mobile homes in Alamo have a carport instead, and we do not work on carports. If yours has an attached garage or a door on a shed or workshop, tell us the size and what it does and we book the visit.

Can heavy rain or flooding damage a garage door opener?

It can. Water that reaches the bottom seal or the opener unit can swell the seal, rust parts and short out the electronics. If water has been in your garage, leave the opener unplugged and call us before you run it.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
