Late-1980s houses, mobile homes and small multifamily buildings

According to the Census Bureau's 2020-2024 American Community Survey, Donna has about 5,900 housing units. About 61 percent are single-family detached houses, about 58 percent of occupied homes are owner-occupied, about 18 percent are mobile homes and about 12 percent are in buildings of two to four units. The median year built is 1989 and about 32 percent of homes pre-date 1980, so many doors and openers are 30 years old or more.

The St. Louis, Brownsville and Mexico Railway reached the site in 1904, when the town was founded, and the city was incorporated in 1911. It is named for Donna Hooks Fletcher, the postmistress when the post office opened in 1908, according to Wikipedia. Interstate 2 and US 83 run along the north side, Hooks Avenue is the main road through the center, and Bennie La Prade Stadium seats 12,500. We could not verify any historic district rules or homeowner associations, so ask before you change a door.

Tell us the cross street, the width of the door and what it does when it fails, and we plan the visit with the right spring, cable or opener part ready. Mobile-home openings are often not standard, so we measure before we order a new door.

  • Original springs and openers on 1980s homes
  • Non-standard openings on mobile-home sites
  • Doors on small multifamily buildings

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Valley heat, flooded streets and storm power cuts

What Donna weather does to a garage door

Wikipedia classes Donna as hot semi-arid and calls it the easternmost US city in that class. McAllen's airport, about 13 miles west, shows average highs of 98.5 degrees in July and 99.6 in August, and a January low near 53, in NOAA's 1991-2020 normals, with about 22 inches of rain a year. Long hot summers wear springs, cables, rollers and opener motors and rust steel hardware.

Heavy rain is the local test. In the June 2018 flood a Red Cross spokeswoman said 94 people in Donna sought shelter, and press reports said water entered structures in Mercedes and Donna. Hurricane Hanna in July 2020 brought 10 to 15 inches of rain to eastern and southwest Hidalgo County, a 60 mph gust at McAllen, and at least 250,000 Valley customers without power at its peak, so know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a flood, check the opener and the bottom seal for water and let them dry before you use the door.

  • Dry the opener and bottom seal after floods
  • Lubricate rollers and hinges twice a year
  • Know where the manual release is

Rules to know

Opener safety, permits and design rules in Donna

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. Donna is its own city, so its rules come from the City of Donna. City Hall, with Building Permits and Inspections, is at 307 South 12th Street, and the city has a Building and Standards Commission. The page we read for the contact line did not describe permit rules or mention garage doors or openers, so we could not confirm whether a replacement needs a permit. Phone numbers listed in different places do not match, so check the number on cityofdonna.org and ask before the work. The American Legion Hall in Donna was designated a historical landmark in 1964, but we found no formal historic district rule.

State and wind rules. Hidalgo County is not one of the 14 first-tier coastal counties in the Texas Windstorm Insurance Association (TWIA) area, so the windstorm certificate that TWIA coverage needs in Cameron County does not apply in Donna. We found no Texas statewide license for garage door contractors, and a Texas Department of Public Safety page says installing only garage door openers, with their remotes and keypads, needs no DPS license unless the opener is connected to an alarm system or can log who comes and goes.

FAQ

Donna garage door repair: questions we hear

Is there garage door repair near me in Donna?

Yes. Emil Garage Doors repairs garage doors in Donna (ZIP 78537) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Donna?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Donna?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Donna?

Donna has one ZIP code, 78537. We also serve Weslaco, which touches Donna on the east, and Alamo on the west. Call us if you are not sure we reach your address.

Can you replace a garage door on a mobile home in Donna?

Yes. About 18 percent of Donna homes are mobile homes, according to the Census Bureau, and their door openings are often not standard. We measure the opening before ordering so the new door fits.

What should I do with my garage door after a flood in Donna?

Stop using the opener until the unit and the receiver are dry, and do not run a door that sat in water. We inspect the track, springs, panels and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
