More than half the homes were built before 1990
According to the Census Bureau's 2024 one-year American Community Survey, Carrollton has about 56,800 housing units, and about 58 percent are single-family detached houses. About 60 percent of occupied homes are owner-occupied. The median year built is 1989, about 51 percent of the housing was built before 1990, and about 43 percent went up in the 1970s and 1980s.
That age matters for a garage door. Doors and openers from the 1970s and 1980s are often on a second set of springs or due for one, and original rollers and hinges wear out. Downtown Carrollton has its own square and rail stations, and the city is crossed by Interstate 35E, the President George Bush Turnpike and the Sam Rayburn Tollway.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Worn springs and rollers on 1970s-80s doors
- Older openers that strain or stop
- Newer homes on the north side with larger doors

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

What Carrollton weather does to a garage door
Wikipedia describes Carrollton as humid subtropical, with a record high of 112 degrees and a record low of 1. Dallas Love Field's 1991-2020 normals give a July average high near 97, a January average low near 38 and about 39 inches of rain a year. Heat wears springs, cables and seals, and a freeze stiffens old lubricant.
Business Insurance reported baseball-size hail in Carrollton and Coppell in the June 6, 2018 storm, and a news report placed 3-inch hail near the President George Bush Turnpike and Old Denton Road. The city warned residents afterward about door-to-door roofing scammers. A hail-report site that gathers storm reports lists 2-inch hail in September 2024. Hail can dent steel panels, so look them over after a storm. When ERCOT began rotating outages on February 15, 2021, people with a stuck opener needed the manual release.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, check the panels and the track before you run the opener.
- Check panels after hail
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Opener safety, permits and design rules in Carrollton
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Carrollton is its own city. Its Building Inspection division is at 1945 East Jackson Road, phone (972) 466-3225, and permits and contractor registration run through the city's CityServe online portal, according to the city's permit information page. The pages we found do not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask Carrollton Building Inspection before the work at cityofcarrollton.com.
Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page says installers who only install garage door or gate openers need no DPS license unless the opener is connected to an alarm system or monitors or logs who comes and goes.

Carrollton garage door repair: questions we hear
Is there garage door repair near me in Carrollton?
Yes. Emil Garage Doors repairs garage doors in Carrollton (ZIP 75006) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Carrollton?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Carrollton?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Carrollton?
Carrollton's street ZIP codes are 75006, 75007 and 75010. ZIP 75011 is for PO boxes. The city sits in Dallas, Denton and Collin counties, and we serve all of it. Call us if you are not sure we reach your address.
Do you serve the Denton County and Collin County parts of Carrollton?
Yes. Most of Carrollton is in Dallas County, with parts in Denton and Collin counties. We serve homes on all sides of the county lines.
Do I need a permit to replace a garage door in Carrollton?
We could not confirm a garage-door-specific permit rule. The city's pages do not mention garage doors, so call Carrollton Building Inspection at (972) 466-3225 before the work.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
