What Cleburne weather does to a garage door
Wikipedia's climate table, based on 1991 to 2020 normals, gives Cleburne a mean July high of 94.8 degrees and a mean January low of 33.3, with about 38 inches of precipitation a year. The record high is 114 degrees and the record low is -5. Long summers wear springs, cables and weatherstripping, and a hard freeze stiffens the lubricant on rollers and hinges.
On May 15, 2013, the National Weather Service rated a tornado EF3 as it struck the south side of Cleburne after crossing Lake Pat Cleburne, and hundreds of homes were damaged. Wind like that bends tracks, tears panels and can pull a door off its track. The statewide February 2021 winter storm also caused the largest power outage in Texas history, so know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, look at the track and panels before you run the opener.
- Check tracks and panels after storms
- Lubricate rollers and hinges twice a year

Ranch homes from the 1970s to the 1990s
According to the Census Bureau's American Community Survey for 2020 to 2024, Cleburne has about 12,500 housing units. Roughly 71 percent are single-family detached houses and about 60 percent of occupied homes are owner-occupied. The median year built is 1983, so many original doors and openers are about 40 years old and are often on a second set of springs or due for one.
The Cleburne Downtown Historic District, around Brown, Border, Harrell and Buffalo Streets, was added to the National Register of Historic Places in August 2018. We could not verify what rules apply to garage doors there, so ask the city before you change a door. We found no residential historic district.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original openers and tracks on 1980s homes
- Older single-car doors that need a new size
- Ask the city first near downtown

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

What your garage door is telling you in Cleburne
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Cleburne
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Cleburne is its own city and the Johnson County seat. Its Building Inspections Division is at 10 N. Robinson Street, and a third-party permit guide lists 817-556-8891 and the permits@cleburne.net address, with permits handled through the city's online portal. The city's own website blocked our reading, so we used that guide, which says permits are required for construction and major renovations and does not address garage doors or minor repairs. We could not confirm whether a garage door replacement or opener swap needs a permit, so ask Building Inspections before the work or visit cleburne.net.
Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page dated 2019 or 2020 says installing garage door openers needs no DPS license unless the opener is tied to an alarm system or logs who comes and goes. Texas also requires a license for electrical work in general, and we did not verify whether wiring an opener counts.

Cleburne garage door repair: questions we hear
Is there garage door repair near me in Cleburne?
Yes. Emil Garage Doors repairs garage doors in Cleburne (ZIP 76031) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Cleburne?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Cleburne?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Cleburne?
Cleburne's standard ZIP codes are 76031 and 76033. Call us if you are not sure we reach your address, for example on the edge of town.
Do you repair garage doors after a tornado or storm in Cleburne?
Yes. Strong wind can bend tracks, tear panels and pull a door off its track, and hail can dent steel. Do not run the opener on a door that has come off its track. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Do you service older homes near downtown Cleburne?
Yes. The Cleburne Downtown Historic District is on the National Register, and we could not verify any garage door rule for it, so ask the city before you change a door. We repair and balance original doors and replace parts that are no longer made.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
