A big city of mostly single-family houses

According to the Census Bureau's 2024 five-year American Community Survey, Mission has about 33,400 housing units. About 68 percent are single-family detached houses, about 12 percent are mobile homes, and about 71 percent of occupied homes are owner-occupied. The median year built is 2000, so many original garage doors and openers are now 15 to 30 years old.

Wikipedia calls Mission the home of the Ruby Red grapefruit and says the Texas Citrus Fiesta Parade runs along Conway Avenue. It also names the Shary Heights Historic District. We could not verify whether any district rule covers garage doors, so ask the city before you change a door there. Three school districts serve the city: Mission CISD, Sharyland ISD and La Joya ISD.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Original springs and openers on homes from around 2000
  • Smaller doors on mobile-home lots with a garage
  • Wide doors on larger two-car garages

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

Valley heat and flooding rain

What Mission weather does to a garage door

Mission has no weather station of its own. At McAllen Miller International Airport, about 10 miles east, the 1991-2020 normals give a July mean daily high of 98.5 degrees, a January mean daily low of 52.7 and about 22 inches of rain a year. Heat that long dries the grease out of rollers and hinges and wears springs and cables.

During Hurricane Hanna in July 2020 the National Weather Service reported 12 to 14 inches of rain over five days at stations in the Mission area, flooded streets and numerous water rescues. The June 2018 flood brought 7.65 to 18.31 inches and more rescues. A March 2012 storm dropped baseball-size hail and 70 to 75 mph wind on parts of the Valley, with Mission named among the areas hit. Floodwater rusts bottom seals and can ruin an opener motor that sits low.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After heavy rain, look at the bottom seal and the opener before you run the door.

  • Lubricate rollers and hinges twice a year
  • Check the bottom seal after heavy rain
  • Know where the manual release is

Rules to know

Opener safety, permits and design rules in Mission

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Mission is its own city, so its rules come from the City of Mission. City Hall is at 1201 E. 8th Street, and the city's site is missiontexas.us. We could not confirm whether a garage door replacement or an opener swap needs a permit, because the city page we found does not say. Ask the Planning Department and its Inspections Division before the work. The Shary Heights Historic District is named by Wikipedia, and we could not verify any rule for doors there.

Texas rules. We found no Texas statewide license for garage door contractors. The Texas Department of Public Safety says installing garage door or electric gate openers needs no DPS license unless the opener is tied to an alarm system or can monitor or log who comes and goes. Hidalgo County is not on the Texas Department of Insurance list of designated catastrophe area counties, so the coastal windstorm certificate does not apply here. We could not read the department's current map, which is an image, so we go by the county list.

FAQ

Mission garage door repair: questions we hear

Is there garage door repair near me in Mission?

Yes. Emil Garage Doors repairs garage doors in Mission (ZIP 78572) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Mission?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Mission?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Mission?

Mission's street ZIP codes are 78572, 78573 and 78574. The last two also serve parts of Alton, Palmhurst and Palmview. Call us if you are not sure we reach your address.

Do you repair garage doors after Valley storms in Mission?

Yes. Hail can dent steel panels, strong wind can bend a track, and floodwater can damage a bottom seal or a low opener. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Does a garage door replacement need a city permit in Mission?

We could not confirm that. The city page we found does not mention garage doors or openers, so call the City of Mission Planning Department before the work.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
