Uvalde homes

Mostly single-family houses from the late 1970s

According to the Census Bureau's 2024 five-year American Community Survey, Uvalde has about 6,060 housing units. About 74 percent are single-family detached houses, about 7 percent are mobile homes, and about 67 percent of occupied homes are owner-occupied. The median year built is 1978, so original springs, rollers and openers are often well past their expected life.

The city's Historic Preservation Board approves changes to the exterior of buildings in the city's historic district, according to the city's planning page. We could not verify the district boundary or whether door changes are reviewed, so ask the city before you change a door on an older home near the center.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Uvalde weather does to a garage door

Uvalde sits at about 906 feet at the southern edge of the Hill Country. WeatherSpark's modelled averages put the hot season from late May to mid-September, with an August average high near 96 degrees and a January average high near 65. Long heat wears springs, cables, openers and weatherstripping, and the mild winters rarely freeze rubber seals.

Hail-report sites list hail in the area, with the largest report within ten miles since 2004 at 2.75 inches, and a tornado on the south-east side of Uvalde on March 19, 2006. Most of Uvalde also lost power in high winds on April 23, 2010. These are third-party reports, but they show why wind, hail and outages matter: hail dents steel panels and a power cut leaves the door closed unless you know the manual release.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a wind or hail storm, look at the track and panels before you run the opener.

  • Lubricate rollers and hinges twice a year
  • Look for dented panels after hail
  • Know where the manual release is

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rules to know

Opener safety, permits and design rules in Uvalde

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Uvalde is its own city, so its rules come from the City of Uvalde. The Planning and Development Department is at 101 E. Main Street, with building permits at 830-278-3316, and its page lists a permit as required to construct, enlarge, alter or repair a building, with a double fee if work starts before the permit. The page does not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. A contractor registration form is on the city's site, and a third-party guide says it applies only where the permit desk requires it. Call before the work or visit uvaldetx.gov. Homes outside the city limits fall under Uvalde County.

Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page says installing garage door or gate openers and accessories needs no DPS license unless the opener is connected to an alarm system or can log who comes and goes.

FAQ

Uvalde garage door repair: questions we hear

Is there garage door repair near me in Uvalde?

Yes. Emil Garage Doors repairs garage doors in Uvalde (ZIP 78801) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Uvalde?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Uvalde?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Uvalde?

Uvalde's standard delivery ZIP code is 78801. The other Uvalde code, 78802, is for PO boxes only. Call us if you are not sure we reach your address.

Do you serve homes just outside Uvalde?

Yes. We reach nearby places such as Uvalde Estates, Knippa and Sabinal. Homes outside the city limits fall under Uvalde County for permits, so ask the county if the work needs one.

Do you repair garage doors after a hail or wind storm in Uvalde?

Yes. Hail can dent steel panels and strong wind can bend tracks or push a door out of its frame. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
