What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review
Great tech. Responsive and really cared for our garage door. It’s very rare these days that someone care that much ! Thank you 😊Angela · Google review

Older homes, a student population and a majority-renter city
According to the Census Bureau's 2024 one-year American Community Survey, Waco has about 62,400 housing units. About 60 percent are single-family detached houses, about a quarter are in buildings of five or more units, and about 52 percent of occupied homes are rented, so many garage doors get heavy daily use. The median year built is 1981, which means a lot of original doors, tracks and openers are now more than 40 years old.
Wikipedia describes the informal neighborhoods of Waco as the North Side, including Castle Heights, Sanger Heights, Brook Oaks and Lake Air, plus downtown, the East Side across the Brazos and the South Side around Baylor. It calls these informal names, not official districts. We could not verify any historic district or homeowner association rules on garage doors, so ask the city and any association before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original springs and openers on homes from the 1970s and 1980s
- Rental homes where the door gets heavy daily use
- Wide doors on newer homes on the edges of the city

What your garage door is telling you in Waco
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.

What Waco weather does to a garage door
Waco Regional Airport's 1991-2020 normals give a July high of 96.7 degrees, a January low of 35.8 and about 36 inches of rain a year, with a record high of 114 in July 2018 and a record low of minus 5 in January 1949. Hot summers wear springs, seals and opener motors, and a freeze stiffens lubricant so springs and cables work harder.
On May 11, 1953, an F5 tornado struck downtown Waco and killed 114 people, according to the National Weather Service, and destroyed more than 600 homes and businesses. In February 2021, Winter Storm Uri brought a record 205 consecutive hours at or below freezing to the airport, with a low of minus 1 degree. A river-crest list shows the Brazos at Waco reaching 25.22 feet on October 25, 2015, above the moderate flood level. Wind bends lightweight panels and track, and floodwater near the floor can corrode bottom seals and tracks.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm or flood, look for bent track sections, rusted hardware and dented panels before you run the opener.
- Check tracks and panels after severe wind
- Look at bottom seals and hardware after flooding
- Know where the manual release is

Opener safety, permits and design rules in Waco
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Waco is its own city, so its rules come from the City of Waco. Development Services, Inspection Services is at 300 Austin Avenue, phone (254) 299-2489, and permit applications go through the city's Citizen Self Service portal. The city's "Do I need a permit?" page says a permit is not needed to replace doors or windowpanes, while work on the surrounding structure needs a Repairs and Alterations permit and electrical work needs an electrical permit. Garage doors and openers are not named on the page, so we could not confirm the rule for a garage door replacement or an opener swap that touches wiring. Call Inspection Services before the work or visit waco-texas.com.
Texas rules. We did not find a Texas state page that requires a license for garage door contractors, but we could not confirm the state's position either. A Texas Department of Public Safety page says installing only garage door openers or gate operators, with the wall buttons, remotes and keypads that only activate them, needs no DPS license, unless the operator is tied to an alarm system or can monitor or log who comes and goes.

Waco garage door repair: questions we hear
Is there garage door repair near me in Waco?
Yes. Emil Garage Doors repairs garage doors in Waco (ZIP 76701) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Waco?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Waco?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Waco?
Waco's standard ZIP codes are 76701, 76704, 76705, 76706, 76707, 76708, 76710, 76711 and 76712. Several of them also cover Bellmead, Robinson and Beverly Hills. Call us if you are not sure we reach your address.
Do you repair garage doors after a storm in Waco?
Yes. Wind can bend tracks, tear panels or push a door out of its frame, and hail can dent steel panels. Stop using the opener if the door is off its track, and call us. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Do I need a permit to replace a garage door in Waco?
We could not confirm a garage-door-specific rule. The city's permit page says a permit is not needed to replace doors, but it does not name garage doors or openers, so call Waco Inspection Services at (254) 299-2489 before a replacement.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
