What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

A renter-heavy city with old streets and new construction
According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Midvale has about 16,100 housing units and a median year built of 1987. Only about 36 percent are single-family detached houses, about 41 percent are in buildings of five or more units, and about 43 percent of homes are owner-occupied. The stock splits two ways: about 40 percent was built before 1980, including roughly 8 percent before 1950, and about 36 percent was built in 2000 or later, with the 2010s the largest single decade at about 19 percent.
Wikipedia describes the western side as an industrial center and the eastern side as farmland that turned to housing. It names Bingham Junction (about 446 acres, a former steel slag site cleaned up and removed from the EPA's National Priorities List in 2006), Jordan Bluffs in the southwest and Fort Union in the east as redevelopment areas. We could not verify homeowner associations, building materials or a historic district, so ask your landlord, neighbors or the city if you are not sure what applies to your street.
Tell us your cross street, whether the door is a single, a double or a pair, and whether you own or rent, and we book the soonest visit. We weigh and balance each door before we choose new springs.

- First springs on townhomes built since 2010

What your garage door is telling you in Midvale
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.

What Midvale weather does to a garage door
Wikipedia's climate table for Midvale gives a January average high of 38 degrees and low of 17, a July average high of 93 and low of 58, and about 14.7 inches of precipitation a year, and classes the climate as humid continental. We could not verify a snowfall figure for Midvale. Cold like that stiffens rubber bottom seals and lubricant and loads springs and cables, and summer heat is hard on openers and weatherstripping.
Wind is the other test. In the September 8, 2020 windstorm, gusts reached 99 mph in northern Utah and more than 170,000 homes and businesses lost power, according to the Salt Lake Tribune. We found no Midvale gust figure. Wind can bend a track or push a light door out of its frame, and an outage leaves the opener dead until you pull the manual release.
Before winter, wipe the bottom seal, lubricate the rollers and hinges and test the safety reverse. After a windstorm, look over the tracks and panels before you run the opener.
- Check the bottom seal before it freezes
- Know where the manual release is for outages
- Look over tracks and panels after a windstorm

Opener safety, permits and design rules in Midvale
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Midvale is its own city, so permits come from Building and Safety in Community Development, 7505 S Holden Street, 2nd floor, phone 801-567-7200 ext. 1016, buildingpermit@midvaleut.gov. The city says a building permit is required for most construction in Midvale and lists window replacement, siding and re-roofs among work that needs permits and inspections. Its exemptions are small detached accessory buildings and cosmetic work, and garage doors and openers are not mentioned. We could not confirm whether a garage door replacement needs a permit, so ask the department before the work or visit midvale.utah.gov.
State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

Midvale garage door repair: questions we hear
Is there garage door repair near me in Midvale?
Yes. Emil Garage Doors repairs garage doors in Midvale (ZIP 84047) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Midvale?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Midvale?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Midvale?
Midvale's main ZIP code is 84047, and 84070 reaches the southeast edge of the city. Call us if you are not sure we reach your address.
Do you repair garage doors on townhomes near Bingham Junction and Fort Union?
Yes. Both areas have newer townhomes and apartments. If you rent, ask your landlord or property manager to approve the work, and tell us when you call so we can plan the visit.
Do you repair garage doors after a windstorm in Midvale?
Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
