A university city of 1970s ranches, 1990s subdivisions and many rentals
According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Orem has about 32,800 housing units and a median year built of 1989. About 51 percent are single-family detached houses, about 23 percent are in buildings of five or more units and about 58 percent of homes are owner-occupied, so rentals are common. The 1970s are the largest decade at roughly 21 percent, the 1990s follow at 20 percent, and about 36 percent was built before 1980, so original doors, springs and openers are often 40 years old or more.
Wikipedia says Orem was named in 1914 for Walter C. Orem, president of the Salt Lake and Utah Railroad, and incorporated on May 5, 1919. It adds that the early farmers built dispersed homes along State Street rather than in a town grid. Utah Valley University is in the city. We could not verify homeowner associations, building materials or historic district rules, so ask your neighbors, your landlord or the city if you are not sure what applies to your street.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we choose new springs.

What Orem weather does to a garage door
Wikipedia has no climate table for Orem, which it calls a high desert at an average elevation of 4,767 feet. Wikipedia's climate table for Pleasant Grove (1991-2020 normals) shows a January average high of 40.8 degrees and low of 23.8, a July average high of 93.4 and low of 63.9, about 16.4 inches of precipitation and 41.4 inches of snow a year, and a record low of minus 19. Pleasant Grove is about five miles north and the nearest city with a table. Cold like that stiffens rubber bottom seals and lubricant and loads springs and cables, and July heat is hard on openers.
Wind is the other test. In the September 8, 2020 windstorm, peak gusts reached about 99 mph in northern Utah and more than 170,000 homes and businesses lost power, according to the Salt Lake Tribune. The article does not name Orem, and we found no Orem gust figure. Wind can bend a track or push a light door out of its frame, and an outage leaves the opener dead until you pull the manual release.
Before winter, wipe the bottom seal, lubricate the rollers and hinges and test the safety reverse. After a windstorm, look over the tracks and panels before you run the opener.
- Check the bottom seal before it freezes
- Know where the manual release is for outages
- Look over tracks and panels after a windstorm

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Orem is its own city, so permits come from the city's Community Development office. Its phone is listed as 801-229-7060 in search results for the city's 2025 residential remodel checklist, which we could not read as text, and we could not confirm the office address. We could not confirm whether a garage door replacement needs a permit, so ask Community Development before the work or visit orem.gov.
State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

Orem garage door repair: questions we hear
Is there garage door repair near me in Orem?
Yes. Emil Garage Doors repairs garage doors in Orem (ZIP 84057) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Orem?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Orem?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Orem?
Orem's ZIP codes are 84057, 84058, 84059 and 84097, according to zip-codes.com. The code 84058 also covers part of Vineyard. Call us if you are not sure we reach your address.
Can a renter get a garage door fixed in Orem?
Yes, with the owner's or property manager's go-ahead. About 42 percent of Orem homes are renter-occupied, according to the Census figures, so tell us who should approve the work and who gives us access when you call.
Do you repair garage doors after a windstorm in Orem?
Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
