Art City's older center and three decades of growth
According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Springville has about 11,300 housing units and a median year built of 1996. About 65 percent are single-family detached houses and about 72 percent of occupied homes are owner-occupied. The 2000s account for about 24 percent of the housing and the 2010s for another 17 percent, so about 44 percent was built in 2000 or later, while about a third was built before 1980 and about 7 percent in 1939 or earlier. Many original doors and openers are now 30 years old or more.
Wikipedia says Springville was settled in 1850 by eight pioneer families and incorporated in 1853, and that it is called Art City for the Springville Museum of Art and the bronze statues along Main Street. It describes the city as a bedroom community for Provo-Orem and Salt Lake City, with growth expected along the Interstate 15 corridor. We could not verify homeowner associations or building materials, so ask your neighbors or the city if you are not sure what applies to your home.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Springville weather does to a garage door
Wikipedia's average-weather table for Springville, which cites weather.com and names no station, gives a January average high of 40 degrees and a low of 22, and a July high of 94 and a low of 61, with about 19.8 inches of precipitation a year. It lists no snowfall figure; nearby Spanish Fork, about four miles south, shows 66 inches a year in Wikipedia's table of NOAA normals. Cold stiffens seals and lubricant and loads springs and cables, and July heat is hard on openers and weatherstripping.
On September 8, 2020 a hurricane-force windstorm crossed Utah, with gusts over 100 mph and nearly 200,000 homes and businesses losing power statewide, according to Wikipedia. We found no Springville gust figure. Wind can bend a track or push a light door out of its frame, and an outage leaves the opener dead until you pull the manual release.
Twice a year, wipe the tracks, lubricate the rollers and hinges and test the safety reverse. Before the first freeze, check that the bottom seal is flexible and not cracked.

Opener safety, permits and design rules in Springville
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Springville is its own city, so its rules come from Springville City. The Building Division can be reached at 801-489-2704 or buildingpermits@springvilleutah.gov, and permits and inspections run through the city's online City Inspect portal. The city says permits are required before projects to enlarge, repair, change, add to or demolish a structure, and it links a list of work exempt from permits. The page does not mention garage doors or openers, and we could not read the exemption list, so we could not confirm whether a garage door replacement needs a permit. Ask the Building Division before the work or visit springvilleutah.gov.
State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

Springville garage door repair: questions we hear
Is there garage door repair near me in Springville?
Yes. Emil Garage Doors repairs garage doors in Springville (ZIP 84663) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Springville?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Springville?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Springville?
Springville's ZIP code is 84663. Call us if you are not sure we reach your address.
Do you repair garage doors on older homes near Main Street?
Yes. Older doors often have original springs, worn rollers and an opener of the same age. We inspect the springs, cables, tracks and opener, explain what we find and quote the price before we start.
Do you also serve Mapleton and Spanish Fork?
Yes. Mapleton and Spanish Fork touch Springville, and we serve homes in both. Call us with your cross street and we book the soonest visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
