What Douglas weather does to a garage door
At Bisbee Douglas International Airport (1991-2020 normals, via Wikipedia) the July mean daily high is about 94 degrees and the January mean low about 28, with 12 to 14 inches of rain and 0.4 inch of snow a year. At about 4,000 feet, hot afternoons dry out rubber seals and cold mornings stiffen the lubricant on rollers and hinges.
In one monsoon storm, KGUN reported that high winds toppled more than 70 power poles and left about 331 APS customers in Douglas without power. An outage stops the opener, so know where your manual release is and ask us about a belt-drive opener with battery backup. Strong wind can also push a light door out of its track.
Twice a year, wipe the tracks and the sensor lenses, lubricate the rollers and hinges and test the safety reverse. After a wind storm, check the tracks and panels before you run the opener.
- Know where the manual release is
- Check tracks after high wind
- Consider an opener with battery backup

A smelter town with homes from every decade since the 1900s
According to the Census Bureau's American Community Survey (2020-2024 five-year estimates), Douglas has about 5,500 housing units. About 74 percent are single-family detached houses, about 7 percent are attached homes and about 4 percent are mobile homes, and about 63 percent of occupied homes are owner-occupied. The median year built is 1969. About 18 percent of the housing went up in the 1970s and 12 percent in the 1960s, and about 20 percent was built before 1940, so many original doors and openers are older than most.
Douglas began as a smelter town for Bisbee's copper and was incorporated in 1905, according to Wikipedia. The Gadsden Hotel, opened in 1907 and rebuilt in 1929 after a fire, is listed on the National Register of Historic Places. We could not verify whether changing a garage door on an older home needs any review, so ask the city first.
Tell us your cross street, the door size and whether it is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

What your garage door is telling you in Douglas
A starting point. We confirm the cause on site.

| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Douglas
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Douglas is its own city, so its rules come from the City of Douglas. Development Services is at 425 E. 10th Street, phone 520-417-7329, and permits go through the city's Development Services Portal at douglasaz.gov. The city's residential FAQ says most construction, electrical, plumbing and mechanical work needs a permit, with room additions, roofs, fencing and water heaters as examples, but it does not mention garage doors or openers. We could not confirm whether a replacement or an opener swap needs a permit, so call Development Services before the work.
State rules. Arizona contractor law (A.R.S. 32-1121(A)(14)) lets someone without a contractor license do only "casual or minor" work whose total price, labor and materials together, is under $1,000, and only if the work needs no local building permit. We could not confirm which Registrar of Contractors classification covers garage door work. Check any contractor's license number at roc.az.gov.

Douglas garage door repair: questions we hear
Is there garage door repair near me in Douglas?
Yes. Emil Garage Doors repairs garage doors in Douglas (ZIP 85607) and the neighborhoods next door. Call (602) 730-9866, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Douglas?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Douglas?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Douglas?
Douglas has one street ZIP code, 85607. ZIP codes 85608 and 85655 are for PO boxes. Call us if you are not sure we reach your address.
Does a garage door replacement need a permit in Douglas?
The city's residential FAQ says most construction, electrical, plumbing and mechanical work needs a permit, but it does not mention garage doors. Call Development Services at 520-417-7329 before the work.
What does wind do to a garage door in Douglas?
Strong wind can push a light door out of its track, bend the track and strain the opener. If your door shakes, scrapes or has come off the track, stop using the opener and call us.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
