A border city of homes built mostly in the 1970s
According to the Census Bureau's American Community Survey (2020-2024 five-year estimates), Nogales has about 7,400 housing units. About 50 percent are single-family detached houses, about 12 percent are attached homes and about 9 percent are mobile homes. Only about 49 percent of occupied homes are owner-occupied. The median year built is 1978, and about 27 percent of the housing went up in the 1970s alone, so original springs, tracks and openers are often 45 years old or more.
Wikipedia mentions older homes along Crawford and Court Streets and says the city and county together have 200 properties on the National Register of Historic Places. We could not verify which rules apply to garage doors on any of them, so ask the city before you change a door on an older home. We also could not verify homeowner association rules for any named community.
Tell us your cross street, the door size and whether it is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

What Nogales weather does to a garage door
At Nogales International Airport (1991-2020 normals, via Wikipedia) the July mean daily high is about 94 degrees and the January mean low about 34, with about 14.6 inches of rain a year. At about 3,800 feet the city has hot days and cold nights, and that swing stresses springs, cables and weatherstripping.
Wikipedia says the monsoon runs through July and August and some storms drop several inches quickly. In August 2022, KOLD reported heavy flooding on both sides of the border, with a bridge at Doe and Grand buckling, and residents said flooding like that happens every monsoon. Water and mud at the bottom of a door can rot the seal and bind the rollers, so clear the tracks after a storm.
Twice a year, wipe the tracks and the sensor lenses, lubricate the rollers and hinges and test the safety reverse. After a flood or heavy rain, check the bottom seal and the lower track.
- Clear mud and grit from the tracks after storms
- Know where the manual release is
- Replace worn bottom seals

Opener safety, permits and design rules in Nogales
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Nogales is its own city, so its rules come from the City of Nogales. Community Development issues building permits; see nogalesaz.gov. We found two different phone numbers for the building office in third-party listings and could not confirm either, and we found no city page that mentions garage doors, springs or openers. We could not confirm whether a replacement or an opener swap needs a permit, so ask Community Development before the work.
State rules. Arizona contractor law (A.R.S. 32-1121(A)(14)) lets someone without a contractor license do only "casual or minor" work whose total price, labor and materials together, is under $1,000, and only if the work needs no local building permit. We could not confirm which Registrar of Contractors classification covers garage door work. Check any contractor's license number at roc.az.gov.

Nogales garage door repair: questions we hear
Is there garage door repair near me in Nogales?
Yes. Emil Garage Doors repairs garage doors in Nogales (ZIP 85621) and the neighborhoods next door. Call (602) 730-9866, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Nogales?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Nogales?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Nogales?
Nogales has one street ZIP code, 85621. ZIP 85628 is for PO boxes, and 85648 is the Rio Rico ZIP code. Call us if you are not sure we reach your address.
Do monsoon storms and floods affect garage doors in Nogales?
They can. Water and mud rot bottom seals and bind rollers, and a strong storm can bend a track. Clear the tracks and check the seal after heavy rain. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Do you also serve Rio Rico and Kino Springs near Nogales?
Yes. Both are nearby, but they are outside the city limits, so permit questions go to Santa Cruz County instead of the city. Tell us your address when you call so we plan the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
