Flagstaff homes

Homes from the 1980s and 1990s, plus a lot of rentals

According to the Census Bureau's American Community Survey (2020-2024 five-year estimates), Flagstaff has about 32,000 housing units. About 43 percent are single-family detached houses, about 9 percent are attached homes and about 42 percent are in larger buildings, and only about 42 percent of occupied homes are owner-occupied. The median year built is 1992, and about 17 percent of the homes date from the 1980s and another 14 percent from the 1970s.

Because most households rent, tell us if you are a tenant so we can arrange access with the owner or manager. Downtown Flagstaff has well-known older buildings such as the Weatherford Hotel and Hotel Monte Vista, according to Wikipedia. We could not verify any historic-district or association rule for garage doors, so ask the city and your association first.

Tell us your cross street, the door size and what it does, and we book the soonest visit. We weigh and balance each door before choosing new springs.

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

Snow, deep cold and burn-scar floods

What Flagstaff weather does to a garage door

At about 6,800 feet, Flagstaff gets heavy snow. The Pulliam Airport station (1991-2020 normals, via Wikipedia) shows about 90 inches of snow and about 20 inches of precipitation a year, a July mean high near 82 degrees, a January mean low near 18 and a record low of minus 30. Deep cold stiffens lubricant and rubber seals, makes plastic opener parts brittle and puts extra strain on springs and cables.

Snow and slush can freeze a door to the threshold and pack the tracks, and a February 2023 storm closed highways and cut power in the high country, according to news reports. After the Pipeline Fire in June 2022, runoff flooded the Coconino Estates neighborhood on the west side that July, according to KNAU, and the 2019 Museum Fire scar caused earlier flooding near Mount Elden.

Before winter, lubricate the rollers and hinges, check the bottom seal and test the safety reverse. After a storm, clear snow and ice from the threshold before you run the opener, and know where your manual release is.

Rules to know

Opener safety, permits and design rules in Flagstaff

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Flagstaff is its own city, so its rules come from the City of Flagstaff. Community Development is at 211 W. Aspen Avenue, phone 928-213-2000, website flagstaff.az.gov. The city's Building Permits page says a permit is needed to construct, enlarge, alter, repair or move a building or structure, and for work on regulated electrical, gas, mechanical or plumbing systems, but it does not mention garage doors or openers. We could not confirm whether a replacement, spring repair or opener swap needs a permit, so call Community Development before the work.

State rules. Arizona contractor law (A.R.S. 32-1121(A)(14)) lets someone without a contractor license do only "casual or minor" work whose total price, labor and materials together, is under $1,000, and only if the work needs no local building permit. We could not confirm which Registrar of Contractors classification covers garage door work. Check any contractor's license number at roc.az.gov.

FAQ

Flagstaff garage door repair: questions we hear

Is there garage door repair near me in Flagstaff?

Yes. Emil Garage Doors repairs garage doors in Flagstaff (ZIP 86001) and the neighborhoods next door. Call (602) 730-9866, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Flagstaff?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Flagstaff?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Flagstaff?

Flagstaff's street ZIP codes are 86001, 86004 and 86005. 86011 is for Northern Arizona University and 86002 and 86003 are PO boxes only. Call us if you are not sure we reach your address.

Do you service garage doors in Kachina Village, Mountainaire and Doney Park?

Yes. We serve Flagstaff and the communities around it, including Kachina Village, Mountainaire and Doney Park. Tell us your address when you call so we plan the visit.

Why does my garage door stick or struggle in winter in Flagstaff?

Cold stiffens lubricant and rubber seals, and ice or packed snow can freeze the door to the threshold. Forcing the opener can strain it. We inspect the springs, cables, seal and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
