Yuma homes

Homes from the 1980s to the 2000s, with many mobile homes

According to the Census Bureau's American Community Survey (2020-2024 five-year estimates), Yuma has about 44,700 housing units. About 56 percent are single-family detached houses, about 7 percent are attached homes and about 19 percent are mobile homes, and about 67 percent of occupied homes are owner-occupied. The median year built is 1990. About 14 percent of the housing went up in the 1980s, 17 percent in the 1990s and 19 percent in the 2000s, so original springs and openers are often 15 to 40 years old.

Wikipedia names Yuma Territorial Prison, the Quartermaster Depot and the Yuma Crossing among its landmarks, and calls it the winter lettuce capital of the world. We could not verify homeowner association rules or any review rules for garage doors in older parts of the city, so check with the city and your association before you change a door style.

Yuma is large, so tell us your cross street, the door size and what it does, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Extreme heat, short rain and monsoon outages

What Yuma weather does to a garage door

Wikipedia's climate table (NOAA 1991-2020 normals) gives Yuma a July mean daily high of about 107 degrees and a January mean low of about 48, with only about 3.3 inches of rain a year. About 117 days a year reach 100 degrees or higher. That heat dries lubricant, bakes rubber seals, softens plastic opener parts and wears torsion springs through thousands of cycles.

On August 25, 2025, a monsoon storm left nearly 1,400 customers in Yuma without power and brought over two inches of rain in a day, according to KAWC. An outage stops the opener, so know where your manual release is and ask us about a belt-drive opener with battery backup. We could not verify dust-storm records for Yuma.

Twice a year, wipe the tracks and the sensor lenses, lubricate the rollers and hinges and test the safety reverse. After a storm, clear mud and grit from the bottom of the door and the tracks.

  • Know where the manual release is
  • Clean tracks and sensor lenses after storms
  • Consider an opener with battery backup

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rules to know

Opener safety, permits and design rules in Yuma

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Yuma is its own city, so its rules come from the City of Yuma. The Department of Building Safety is at One City Plaza, phone (928) 373-5163 or (928) 373-5165, email permits@yumaaz.gov, website yumaaz.gov. The city code amends the 2018 International Residential Code list of work exempt from permit with items such as like-size window replacements. We found no city page that mentions garage doors, springs or openers, so we could not confirm whether a replacement or an opener swap needs a permit. Call Building Safety before the work.

State rules. Arizona contractor law (A.R.S. 32-1121(A)(14)) lets someone without a contractor license do only "casual or minor" work whose total price, labor and materials together, is under $1,000, and only if the work needs no local building permit. We could not confirm which Registrar of Contractors classification covers garage door work. Check any contractor's license number at roc.az.gov.

FAQ

Yuma garage door repair: questions we hear

Is there garage door repair near me in Yuma?

Yes. Emil Garage Doors repairs garage doors in Yuma (ZIP 85364) and the neighborhoods next door. Call (602) 730-9866, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Yuma?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Yuma?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Yuma?

Yuma's street ZIP codes are 85364, 85365 and 85367. ZIP codes 85366 and 85369 are for PO boxes. Tell us your street address when you call and we confirm we reach it.

What does extreme heat do to a garage door in Yuma?

Heat dries the lubricant, bakes the rubber seals and shortens the life of torsion springs, and it can soften plastic parts in an opener. If the door is slow, loud or uneven, call us before a spring lets go.

What happens to my garage door in a power outage in Yuma?

The opener stops, and you can only open the door by pulling the red manual release cord and lifting it by hand. We can show you how it works, and we can install a belt-drive opener with battery backup.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
