Albany areas we serve
Areas are described by their landmarks, from local sources. Call if yours is not listed.
| Part of Albany | What is there | What we often see on garage doors |
|---|---|---|
| Solano Avenue | The main shopping street, running west to east, per Wikipedia | Everyday doors on houses and apartment buildings, where we inspect the whole door first |
| San Pablo Avenue | The north-south corridor where City Hall stands, at 1000 San Pablo Avenue | Doors on mid-century houses and shared garages along and near the corridor |
| Albany Hill | A prominent landmark near the bay shore that gave Cerrito Creek its name, per Wikipedia | Homes around the hill; we could not verify hillside rules, so ask the city for any work |
| Near the Albany Bulb and the shore | A former landfill beside the bay, now part of Eastshore State Park | Doors in damp bay air, where rust shows up on springs and hinges first |
Albany shares ZIP codes 94706, 94707 and 94710 with Berkeley and Kensington, so a ZIP alone does not show an address is inside Albany.

A small shoreline city of mid-century houses and shared buildings
According to the Census Bureau's 2020-2024 estimates, the median home in Albany was built in 1951. About 53 percent of occupied homes are owner-occupied, and about 50 percent of the city's 8,070 homes are detached houses, while the rest sit in buildings of two or more units. The median owner-occupied home value is about $1.20 million. A door on a house from the 1950s has often had its first springs, rollers and opener replaced once or twice, and a garage that serves several units may involve a landlord.
Wikipedia says Albany was incorporated in 1908 as the City of Ocean View and renamed in 1909. It covers about 1.8 square miles of land beside San Francisco Bay, and Solano Avenue is its main shopping street, with San Pablo Avenue running north and south. We could not verify the usual garage styles, driveway shapes or any homeowners association here, so we look at each door as it stands.
Tell us the cross street and whether the door belongs to a house or a shared building, and we book the soonest visit. We weigh and balance each door before choosing springs, and we add a battery backup when an older opener is replaced.

What Albany conditions do to a garage door
We found no weather table for Albany itself, so we use the nearest verified numbers, from nearby Berkeley. Wikipedia's Berkeley table, based on 1991-2020 normals, puts the average daily high near 59 degrees in January and near 76 in September, the warmest month. It lists a record high of 107 and a record low of 24, with about 25 to 26 inches of rain a year. General weather sources describe cool, foggy mornings from the bay, and we found no Albany wind or power outage records.
Wikipedia's Hayward Fault Zone article lists Albany among the cities near the fault. It puts the 1868 Hayward earthquake at about magnitude 6.3 to 7.0, with estimates differing, and gives a 14.3 percent USGS chance of one or more magnitude 6.7 or larger quakes on the fault in the 30 years after 2014. As a general point, not an Albany statistic, a shaken door can bind in its tracks or jump off its rollers.
After a strong shake, run the door slowly by hand with the opener disconnected and look for kinks in the cables or gaps in the track. If the door sticks or sits crooked, stop and call us rather than forcing it. Twice a year, wipe the tracks and oil the rollers and hinges.
- Check tracks and cables after a strong shake
- Oil rollers and hinges twice a year
- Test the battery backup twice a year
What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
City permits. Albany is its own city, so its rules come from the City of Albany, not Berkeley or Oakland. The Building Division is part of Community Development at 1000 San Pablo Avenue, and a search summary of the city's building page lists (510) 528-5760, so confirm the number. The city's work-exempt-from-permit list for the 2025 residential code names items such as small detached structures, low fences and painting. It does not mention doors, garage doors or openers, so we could not confirm whether your job needs a permit. Call the Building Division at albanyca.gov before the work.
Hills, fire zones and historic rules. We found no Albany fire hazard zone information, no hillside rule and no historic district rule for garage doors, and we could not verify any of them. If your home is on or near Albany Hill or is an older landmark property, ask the city first.

What is the average price to repair a garage door in Albany?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Albany?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Albany?
Albany homes use ZIP codes 94706, 94707 and 94710, according to zip-codes.com. These ZIP codes are shared with Berkeley and Kensington, so tell us your street and we confirm we reach it. We also serve nearby Berkeley and El Cerrito.
Does a garage door replacement in Albany need a permit?
We could not confirm a garage-door-specific permit rule for Albany. The city's work-exempt list does not mention garage doors or openers either way. Call the Albany Building Division at (510) 528-5760, which a search summary of the city's page lists, and confirm the number with the city.
Can an earthquake knock a garage door off its track in Albany?
Albany is near the Hayward Fault, according to Wikipedia. As a general point, not an Albany statistic, a strong shake can bend a track, loosen a cable or knock rollers out of place. Stop using the door if it sticks or sits crooked, and call us before anyone lifts it by hand.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Albany?
Yes. See gate repair and electric gate repair.
