What Berkeley conditions do to a garage door
Wikipedia's climate table, based on NOAA 1991-2020 normals with no station named, puts Berkeley's average daily high near 59 degrees in January and near 76 in September, the warmest month, with an average January low near 43. The record high is 107 and the record low is 24. Annual rainfall is about 26 inches. General weather sources describe foggy mornings from the bay and afternoon winds, while hot, dry Diablo winds from the northeast can override them. We found no Berkeley wind statistics or power outage records.
Wikipedia says the Hayward Fault runs through Berkeley, passing under California Memorial Stadium, where creep since 1923 has offset the original walls at the ends by 13 inches. It puts the 1868 Hayward earthquake at about magnitude 6.3 to 7.0, with estimates differing. The October 1991 Oakland-Berkeley hills fire, which burned northern Oakland hills and southeastern Berkeley, killed 25 people, and Wikipedia says hot, dry northeasterly winds with gusts up to about 65 mph drove it. A September 1923 fire burned about 640 structures before a sea breeze stopped it. When the power goes out, use the manual release, and if you suspect a broken spring, call us rather than lifting a heavy door by hand.
Twice a year, wipe the tracks, oil the rollers and hinges, and look at the cables for fraying. After a strong shake, run the door slowly by hand with the opener disconnected and call us if it binds.
- Check tracks and cables after a strong shake
- Know where the manual release is
- Oil rollers and hinges twice a year

One of the oldest housing stocks in the East Bay
According to the Census Bureau's 2020-2024 estimates, the median home in Berkeley was built in 1944. About 44 percent of occupied homes are owner-occupied, so renters are the majority, and about 40 percent of the city's 53,145 homes are detached houses. The median owner-occupied home value is about $1.41 million. With homes this old, a door often carries original parts that have been repaired several times, and with so many renters, a visit may need an owner's approval first.
Wikipedia says Berkeley was incorporated in 1878 and became a city under a 1909 charter, and it names West Berkeley, Westbrae, Northbrae, Thousand Oaks and North Berkeley among its neighborhoods. The city is home to the University of California, Berkeley, and the Berkeley City Club of 1929 was designed by Julia Morgan. We could not verify the usual garage styles, hillside driveway shapes or any homeowners association, so we look at each door as it stands.
Tell us the cross street, whether the garage is a house door or a shared flat building, and whether the driveway is steep. We weigh and balance each door before choosing springs, and we add a battery backup when an older opener is replaced.
- Original parts on doors from the 1940s and 1950s
- Rental and multi-unit garage doors
- Opener replacement with battery backup

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela Β· Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

What your garage door is telling you in Berkeley
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.
Battery backup, permits and design rules in Berkeley
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Berkeley is its own city, so its rules come from the City of Berkeley, not Oakland. The Permit Service Center lists (510) 981-7500 and permits@berkeleyca.gov, and Planning lists (510) 981-7400. The city's Work Exempt from Building Permits page does not mention garage doors or openers, so we could not confirm whether your job needs a permit. It does say projects must follow the California Building Standards Code even when no permit is needed, and it suggests calling the Permit Service Center to confirm. Start at berkeleyca.gov.
Landmarks and the hills fire zone. The Landmarks Preservation Commission must approve a Structural Alteration Permit before any building permit is considered for a proposal that would alter a designated City Landmark, Structure of Merit or property in a Historic District. The city page does not mention doors or garage doors, so if your home has one of these designations, ask the city before changing exterior doors. Berkeley's wildfire page says the Very High Fire Hazard Severity Zone lies just west of Grizzly Peak Boulevard, that the Grizzly Peak and Panoramic Hill Mitigation Areas face the highest risk and that fire-resistant materials are required for permitted major projects there. That page does not mention garage doors by name. A city checklist for windows and doors, which we saw only in a search summary and could not read, mentions extra requirements in Hillside Fire Zones 2 and 3. If your home is in the hills, ask the city before you order a door.

Berkeley garage door repair: questions we hear
Is there garage door repair near me in Berkeley?
Yes. Emil Garage Doors repairs garage doors in Berkeley (ZIP 94702, 94703, 94704, 94705, 94706, 94707, 94708, 94709 and 94710) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Berkeley?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Berkeley?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Berkeley?
Berkeley homes use ZIP codes 94702 through 94710, according to zip-codes.com. ZIP codes 94701 and 94712 are PO boxes only, and 94720 is the campus. Some of these ZIP codes are shared with Albany and Kensington, so tell us your street and we confirm we reach it.
Does a garage door replacement in Berkeley need a permit?
We could not confirm a garage-door-specific permit rule for Berkeley, because the city's work-exempt page does not mention garage doors or openers. Call the Permit Service Center at (510) 981-7500 to ask about your job, and ask Planning at (510) 981-7400 first if your home has a landmark designation.
Do Berkeley hills fire rules affect a new garage door?
We could not verify this. The city says the Very High Fire Hazard Severity Zone lies just west of Grizzly Peak Boulevard and that fire-resistant materials are required for permitted major projects in the Grizzly Peak and Panoramic Hill Mitigation Areas, but its page does not mention garage doors. If your home is in the hills, ask the Permit Service Center before ordering.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Berkeley?
Yes. See gate repair and electric gate repair.
