What Oakland conditions do to a garage door
Wikipedia's climate table for Oakland, from the Oakland Museum station with 1991-2020 normals, gives average daily highs of 71.8 degrees in June, 71.6 in July, 72.8 in August and 74.6 in September, with 22.61 inches of rain a year, a record high of 109 degrees in September and a record low of 26. Maritime fog on the north side usually burns off by midday, and the hills get more fog than the flatlands. Mild heat is gentle on a door, but damp winters and fog age rubber seals, rollers and tracks.
Wikipedia says the Hayward Fault runs directly through Oakland, and the city's General Plan 2045 safety fact sheet says most of the city is at risk of violent shaking, with the lowest-lying areas near the Estuary and Lake Merritt most sensitive to liquefaction. The 1991 Oakland hills firestorm began on October 19, 1991 and burned about 1,520 acres, destroying 2,843 single-family homes and 437 apartment and condo units, with Diablo winds above 65 mph driving it, per Wikipedia. The same fact sheet says much of Oakland is mapped by CAL FIRE as a very high fire hazard severity zone, mainly in the hills. A February 19, 2023 substation fire cut power to about 54,000 Oakland and Alameda customers, according to CBS News. We quote no outage frequency, but a battery backup and a known manual release matter when power fails.
After a quake or a hard wind, check that the door still travels evenly and the tracks are not bent, and call us before you lift a door that looks crooked. Twice a year, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup.
- Check the door after any earthquake
- Test the battery backup twice a year
- Keep tracks and sensors clean in fog season

Early-1900s bungalows, flatland blocks and hill houses
According to the Census Bureau's 2020-2024 estimates, the median home in Oakland was built in 1953, one of the older housing stocks among the cities we serve. About 42 percent of occupied homes are owner-occupied, so most households rent. About 42 percent of all homes are detached houses, roughly 17 percent sit in buildings with 2 to 4 units and roughly 36 percent in buildings with 5 or more, so many garages here serve a flat, a duplex or an apartment building.
Wikipedia says about 13,000 homes were built in 1921 to 1924 and many 1920s houses still stand. It describes Rockridge as fairly large homes from mostly the 1920s to the 1950s, with some small bungalows and cottages, and says development of Montclair's village and hills began in the 1920s. Real-estate and local-wiki sources, weaker than the Census, describe many early-1900s Craftsman bungalows and some Victorians in Rockridge, Temescal and along Piedmont Avenue. We quote no counts for those.
Doors on houses that old are often original, narrow for today's cars or already repaired several times. Tell us the cross street and whether the door belongs to a house, a flat or a shared building, and we book the soonest visit. We could not verify any planned community or association rules in Oakland.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina Β· Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela Β· Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

What your garage door is telling you in Oakland
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.
Battery backup, permits and design rules in Oakland
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Oakland is its own city, so its rules come from the City of Oakland. The One-Stop Permit Center is at 250 Frank H. Ogawa Plaza, and the city's permit page lists the Building Bureau at (510) 238-3891, Planning and Zoning at (510) 238-3911 and Building Inspections at (510) 238-3444. That page lists replacing windows or exterior features among work that may need a building permit, and links to a list of work exempt from a permit that we did not read. It never mentions garage doors, so we could not confirm a garage-door-specific rule. Ask the Building Bureau if your project needs a permit at oaklandca.gov.
Fire hazard areas. The city's General Plan 2045 safety fact sheet says much of Oakland is designated a very high fire hazard severity zone by CAL FIRE, with the Oakland Hills the main area. We do not name streets, because the zone follows parcels. Check the city's fire zone map for your address. We found no source on historic-district or association review of garage doors, so if your home is in an older area, ask the city first.

Oakland garage door repair: questions we hear
Is there garage door repair near me in Oakland?

What is the average price to repair a garage door in Oakland?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Oakland?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Oakland?
Oakland ZIP codes include 94601, 94602, 94603, 94605, 94606, 94607, 94608, 94609, 94610, 94611, 94612, 94618, 94619 and 94621, according to zip-codes.com. The city also has PO-box-only and business ZIP codes that we do not list. Piedmont is its own city inside Oakland and shares some Oakland-area mail, so call us with your street and we confirm we reach it.
Does a garage door replacement in Oakland need a permit?
We could not confirm a garage-door-specific permit rule for Oakland. The city's permit page lists replacing windows or exterior features among work that may need a building permit, but it does not mention garage doors. Call the Oakland Building Bureau at (510) 238-3891 and ask before you order a new door.
Does the Oakland Hills fire zone affect my garage door?
The city's General Plan 2045 fact sheet says much of Oakland, mainly the hills, is a very high fire hazard severity zone. We found no city rule on garage doors in that zone, so check the city's fire zone map and ask the city. A working battery backup and a known manual release help during a power cut.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Oakland?
Yes. See gate repair and electric gate repair.
