Ranch homes, hillside houses and larger subdivisions
According to the Census Bureau's 2020-2024 estimates, the median home in Moraga was built in 1972. About 83 percent of occupied homes are owner-occupied, about 67 percent of all homes are detached houses and another 16 percent are attached one-unit homes, so most homes have a garage of their own. A door from the early 1970s may be on its second or third set of springs, and a heavy wide door on a newer home needs springs sized to its weight.
Wikipedia says Moraga incorporated on November 13, 1974, when Moraga, Rheem and Rheem Valley united into one town, and that Saint Mary's College moved here in 1928. Real-estate guides, which are weaker sources, describe 1960s and 1970s ranch-style homes in the Campolindo area and larger subdivisions such as Moraga Country Club and Sanders Ranch. We could not verify any association's door rules or the layout of any community, so check with yours before you order a new door.
Moraga is a town in Contra Costa County, not Alameda County, so tell us your cross street when you call. We weigh and balance each door before choosing springs and add a battery backup when an older opener is replaced.
- Springs near their rated cycles on 1970s doors
- Wide, heavy doors on larger homes
- Opener replacement with battery backup

What Moraga conditions do to a garage door
Wikipedia describes a Mediterranean climate with warm dry summers, cool wet winters and morning fog that clears by late morning or early afternoon. It reports an average of 26 days at 90 degrees or higher, 40 nights at freezing or below and 59 rainy days a year, and a record high of 110 degrees. A Saint Mary's College station table in the same article, whose period is not stated, shows mean daily highs from 77 to 82 degrees in summer and 27.47 inches of rain a year.
Moraga is in the wildland-urban interface. Per the Moraga-Orinda Fire District's map, parts of the hills are mapped as high or very high fire hazard, and we quote no acreage because sources differ. Lamorinda Weekly reported that the October 2019 PG&E Public Safety Power Shutoff left Lamorinda without power from about 11 p.m. on October 9, and a 50-acre vegetation fire near Merrill Circle North and Sanders Ranch Road forced about 140 homes to evacuate early on October 10, with no structures damaged. A garage door that will not lift in a power cut is a real problem, so a working battery backup and a known manual release matter here.
Before summer, wipe the tracks, oil the rollers and hinges, and test the battery backup. After a wind, check the door still travels evenly before you rely on it.
- Test the battery backup before fire season
- Know where the manual release is
- Oil rollers and hinges before summer

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Battery backup, permits and design rules in Moraga
Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
Town rules. Moraga is an incorporated town with its own Town Hall at 329 Rheem Boulevard, main phone (925) 888-7050. The Planning Department, (925) 888-7040, reviews building permit plans, and per the town's permit material exterior changes and new structures need Town Planning approval before a building permit. Building plan check and inspection go through the Contra Costa County Department of Conservation and Development, and we saw two different phone numbers for that office, so we print none; confirm it with the town at moraga.ca.us. No page we read mentions garage doors or openers, so we could not confirm whether a replacement needs a permit or design review. Call Planning to check.
Fire district and hillside areas. Fire plan check and fuel mitigation are handled by the Moraga-Orinda Fire District, (925) 258-4599. Parts of Moraga's hills are mapped as high or very high fire hazard, so check the district's fire hazard severity zone map for your address. We could not verify any association rule for your street.

What is the average price to repair a garage door in Moraga?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Moraga?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Moraga?
Moraga homes use ZIP code 94556, according to zip-codes.com. The Saint Mary's College ZIP, 94575, is a campus code, and we use 94556 for home addresses. We also serve nearby Lafayette, Orinda and Oakland, so call us if you are not sure we reach your address.
Do I need approval to replace a garage door in Moraga?
We could not confirm a garage-door-specific permit or design review rule for Moraga. Per the town, exterior changes need Planning approval before a building permit, but the pages we read do not mention garage doors. Call the Town of Moraga Planning Department at (925) 888-7040 and check your association's rules before you order.
Is Moraga in Alameda County?
No. Moraga is a town in Contra Costa County, even though it is close to Oakland. Building plan check and inspection go through Contra Costa County, and the town's Planning Department can tell you which office to call for your job.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Moraga?
