Lafayette areas we serve
Areas are described by their landmarks, from local sources. Call if yours is not listed.
| Part of Lafayette | What is there | What we often see on garage doors |
|---|---|---|
| Downtown, along Mount Diablo Boulevard | The main commercial street, where the Planning & Building Department is at 3675 Mount Diablo Boulevard | Doors on houses near the 1960 median build year, where original springs and openers are due |
| Near the BART station, off Deer Hill Road | The city has its own BART station, per Wikipedia | Commuter-household doors that cycle several times a day, which wears springs and openers faster |
| North toward Briones Regional Park | The park extends into the northern part of the city, per Wikipedia | Hillside homes with steep driveways; ask about the fire hazard map before a new door |
| South toward the Lafayette Reservoir | The reservoir is in the southwestern part of the city, per Wikipedia | Canyon and hillside garages with taller, heavier doors |
Lafayette uses ZIP 94549.

Mostly detached houses from around 1960, on valley floor and hillside
According to the Census Bureau's 2024 five-year estimates, the median home in Lafayette was built in 1960. About 77 percent of occupied homes are owner-occupied and about 74 percent of all homes are detached single-family houses. A door that has stayed on a house this age has often been through an opener or two, and original springs and rollers are common on garages that were never rebuilt.
Wikipedia says Lafayette was incorporated on July 29, 1968, sits between Walnut Creek, Moraga and Orinda, and has its own BART station, with the Lafayette Reservoir in the southwestern part and Briones Regional Park reaching into the north. It grew from an agricultural village into a commuter town in the mid-1900s. We could not verify any named gated community or homeowners association, though a third-party guide says associations in Lafayette may require their own approval for a new door.
Hillside driveways can be steep, and a garage that sits below the street may have a taller, heavier door. Tell us your cross street and whether the door is a single, a pair or a wide double, and we book the soonest visit. We weigh and balance each door before we choose springs.
- Original springs on doors from the 1960s and 1970s
- Heavy or wide doors on hillside garages
- Opener replacement with battery backup

What Lafayette weather does to a garage door
Wikipedia's climate table for Lafayette, which names no weather station and cites Intellicast, puts the July average high near 87 degrees and the January average high near 54, with about 19.6 inches of rain a year, mostly in winter. Long dry summers age rubber seals and dry out hinge lubricant, and heat expands a door's panels and its track.
On June 8, 2014, heat from the day before caused an equipment failure and a downed line in the 3100 block of Lucas Drive, according to CBS San Francisco. About 2,400 PG&E customers lost power around 9 p.m., and two small grass fires started. On October 18, 2024, PG&E shut off power in 12 counties, including Contra Costa, during a Diablo wind event, with forecast gusts above 65 miles an hour on mountaintops. We did not verify wind records for Lafayette itself. When the power is out, use the manual release, and if you suspect a broken spring, call us instead of lifting a heavy door by hand.
Before summer, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup. Check the bottom seal for gaps, since a gap lets leaves and windblown debris under the door.
- Know where the manual release is
- Test the battery backup before summer
- Oil rollers and hinges twice a year
What customers say

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
City permits. Lafayette is its own city, so its rules come from the City of Lafayette. The Planning & Building Department is at 3675 Mount Diablo Boulevard, Suite 210, and an aggregator page lists (925) 284-1976 and planner@lovelafayette.org. The city site did not open for us, so we saw this only in search summaries. According to a summary of the city's page, permits and inspections are handled through the Contra Costa County Department of Conservation and Development, Building Inspection Division, at the Application and Permit Center, 30 Muir Road, Martinez, (925) 655-2700. Confirm the numbers before you call. A search summary of the city's guidance says to assume a permit is required unless a building official says otherwise, and the exempt list we saw does not mention garage doors or openers either way, so we could not confirm a garage-door-specific rule. Ask before the work, at lovelafayette.org.
Wildfire map. The city's page says the current State Fire Hazard Severity Zone map took effect July 10, 2025 and that it rates hazard, not risk. CC Pulse reported in February 2025 that Lafayette had 41 acres in the Very High category and 5,309 acres in the High category, the most High acres of any city in the county. We did not check whether the final map changed those numbers or which streets are in a zone. Look up your address on the State Fire Marshal's map before you order a new door.

Lafayette garage door repair: questions we hear
Is there garage door repair near me in Lafayette?
Yes. Emil Garage Doors repairs garage doors in Lafayette (ZIP 94549) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Lafayette?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lafayette?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Lafayette?
Lafayette homes use ZIP code 94549. ZIP codes 94595 and 94597 belong to Walnut Creek, though zip-codes.com lists Lafayette as an accepted alias on both, so mail may read Lafayette. Call us with your street and we confirm we reach it. We also serve nearby Walnut Creek, Moraga, Orinda and Pleasant Hill.
Does a garage door replacement in Lafayette need a permit?
We could not confirm a garage-door-specific rule. A search summary of the city's guidance says to assume a permit is required unless a building official says otherwise. Call the Lafayette Planning & Building Department to ask whether your door or opener work needs one, and confirm the number with the city first.
Is my Lafayette home in a wildfire hazard zone?
We cannot tell you from an address. The state rates hazard zones by area, and CC Pulse reported 41 acres in the Very High category and 5,309 acres in the High category for Lafayette. Look up your address on the State Fire Marshal's map or ask the city. A tight bottom seal and a door that closes fully are sensible on any street.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Lafayette?
Yes. See gate repair and electric gate repair.
