What Pleasant Hill conditions do to a garage door
We could not verify a Pleasant Hill weather station table. Wikipedia describes a warm-summer Mediterranean climate with very common winter fog and occasional summer fog. For a nearby reading, the Concord station, about three to four miles away, shows mean daily highs of 82.1 degrees in June, 86.6 in July, 86.8 in August and 84.2 in September, according to Wikipedia's Concord page. We skip its rainfall and record figures because that page contradicts itself. These are Concord numbers, not Pleasant Hill numbers.
A magnitude 4.5 earthquake struck at 10:33 p.m. on October 14, 2019. The USGS placed it about 0.6 mile south-southeast of Pleasant Hill, between the southern Concord Fault and the northern Calaveras Fault. News reports described no injuries or major damage, shelf items falling at a Safeway and BART slowing trains for inspection. Wikipedia places the Concord Fault under the city of Concord, and describes the last large quake linked to it, a magnitude 5.4 in 1955. We say Pleasant Hill is near it, not on it. A Temblor article, seen only in a search summary, says the city lies in a zone of liquefaction susceptibility, and we have no parcel-level data.
After any noticeable shake, run the door by hand with the opener released. If it feels heavy or hangs crooked, stop and call us. Twice a year, wipe the tracks and oil the rollers and hinges.
- Check balance and tracks after a noticeable shake
- Oil rollers and hinges twice a year
- Test the battery backup twice a year

The oldest housing stock of the area, with many condos and apartments
According to the Census Bureau's 2020-2024 estimates, the median home in Pleasant Hill was built in 1972. About 63 percent of occupied homes are owner-occupied. Around 60 percent of all homes are single-family detached houses, 10 percent are attached, and roughly 23 percent sit in buildings of five or more units, so condo and apartment garages are common. A door from the 1970s or 1980s has often had its springs and opener replaced at least once; that is our inference from the median year, not a count of doors.
Wikipedia says Pleasant Hill incorporated on November 14, 1961. Contra Costa Boulevard and Monument Boulevard are its main streets, and Taylor Boulevard, Gregory Lane and Pleasant Hill Road also cross the city. Diablo Valley College is at 321 Golf Club Road, and the downtown shopping center opened in 2000. Map names for neighborhoods include Pleasant Valley, Camelback, Fair Oaks, Sherman Acres and Gregory Gardens. We could not verify any homeowners association or what one requires for a door.
When the owner, an association and a tenant are different people, we confirm who approves the work before a visit. Tell us the cross street and whether the door belongs to a house or a shared building, and we book the soonest visit.

What customers say

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Battery backup, permits and design rules in Pleasant Hill
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Pleasant Hill is its own city, so its rules come from the City of Pleasant Hill, not Contra Costa County or Walnut Creek. City Hall is at 100 Gregory Lane, the main phone number is 925-671-5270, and the city site is phillca.gov, which links to a self-service permit portal. The city's Building Division page did not open for us, so call City Hall and ask for Building. We could not confirm whether a garage door or opener replacement needs a permit, so ask before the work.
Hillsides, fire zones and historic areas. We could not verify any hillside rule, Fire Hazard Severity Zone or historic district for any part of the city. If you are unsure, ask the city whether anything applies to your address.

Pleasant Hill garage door repair: questions we hear
Is there garage door repair near me in Pleasant Hill?
Yes. Emil Garage Doors repairs garage doors in Pleasant Hill (ZIP 94523) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Pleasant Hill?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Pleasant Hill?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Pleasant Hill?
Pleasant Hill homes use ZIP code 94523. A few addresses on the south edge may carry a neighboring ZIP, such as a Walnut Creek one, and we could not verify that. We also serve nearby Concord, Walnut Creek and Martinez, so call us if you are not sure we reach your address.
Does a garage door replacement in Pleasant Hill need a permit?
We could not confirm a garage-door-specific permit rule for Pleasant Hill. Call City Hall at 925-671-5270 and ask for Building to find out whether your door or opener work needs one.
Can an earthquake damage a garage door in Pleasant Hill?
It can. As general advice, a shake can throw a door out of balance or loosen a bracket. A magnitude 4.5 earthquake struck about 0.6 mile south-southeast of Pleasant Hill in October 2019, with no major damage reported. If your door sticks or hangs crooked after a shake, stop using it and call us, because a spring or cable under load can injure.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Pleasant Hill?
Yes. See gate repair and electric gate repair.
