What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

The county's largest city, mostly houses from the early 1970s
According to the Census Bureau's 2024 one-year estimates, the median home in Concord was built in 1972. About 64 percent of occupied homes are owner-occupied, and about 61 percent of all homes are detached single-family houses, with attached homes bringing the total to about 67 percent. Wikipedia calls Concord Contra Costa County's most populous city. Doors from the early 1970s are long past their first springs, and many of the openers on them have been replaced once or twice.
Wikipedia says the city was founded in 1869 as Todos Santos by Don Salvio Pacheco and later renamed Concord, and Todos Santos Plaza is downtown. The Concord Naval Weapons Station, established in 1942, has an Inland Area of about 5,028 acres that lies within the city limits, according to Wikipedia. It is former military land in reuse planning, not a residential area. We could not verify any named gated community or homeowners association in the city.
Tell us your cross street and whether the door is a single, a pair or a wide double, and we book the soonest visit. We weigh and balance every door before choosing springs, and we add a battery backup when an old opener is replaced.

What your garage door is telling you in Concord
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| The door is heavy and will not stay up | A spring has lost tension or broken | Replace the springs as a set and rebalance the door |
| The door jumped off its track | A bent track or a broken roller | Straighten or replace the track, replace rollers, reset the door |
| The opener runs but nothing moves | A stripped gear, broken spring or a disconnected door | Test the opener, repair or replace the failed part |
| The door closes crooked | A stretched or slipped cable | Replace the cable and level the door |
| The remote works only close to the door | A weak battery, receiver or antenna | Replace the battery and test the receiver |

What Concord conditions do to a garage door
Wikipedia's climate table for Concord, from a National Weather Service cooperative station in the city, puts the January average high at 57.2 degrees and the July average high at 87.8, with about 23.9 inches of rain a year. Record highs have topped 110 degrees. On November 4, 2024, about 4,221 PG&E customers lost power in Concord, according to KTVU, and on July 3, 2024, heat knocked out power to close to 2,000 Contra Costa homes, according to NBC Bay Area. The cause of the November outage was not stated. When the power is out, use the manual release.
Wikipedia describes the Concord fault as running about 11 miles from Mount Diablo to the Carquinez Strait, diagonally across the west and east sides of the city, creeping at roughly 2.7 to 3.6 millimeters a year. A magnitude 5.4 earthquake on October 23, 1955 caused about $1 million in damage and one death, but we could not confirm beyond Wikipedia that the Concord fault caused it. Slow ground movement and shaking can pull tracks out of line and loosen opener brackets, which is general advice, not a Concord measurement. CC Pulse and Patch also list Concord among 12 Contra Costa cities with Very High fire hazard areas, but we could not verify where inside the city they lie.
Twice a year, check that the tracks are straight and the bolts tight, oil the rollers and hinges and press the test button on the battery backup. If the door starts to rub on one side after a shake, stop using it and call us.
- Check track alignment and bolts twice a year
- Know where the manual release is
- Test the battery backup twice a year

Battery backup, permits and design rules in Concord
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Concord is its own city, so its rules come from the City of Concord. The Permit Center is in Building D at 1950 Parkside Drive, with the Building Division at (925) 671-3107, bldgpermits@cityofconcord.org and counter hours of Monday to Friday, 8 a.m. to 12 p.m. and 1 p.m. to 4 p.m., closed on city holidays. Inspections are at (925) 671-3330, and permits can be applied for online at cityofconcord.org. The Building Division page links a work-requiring-a-permit handout and a window-and-door handout but does not state a garage door rule in its text.
Opener swaps and door replacement. According to an aggregator's summary of the city's handout, replacing a garage door opener is exempt when no new overhead outlet is added, and new or extended wiring needs an electrical permit. Confirm that on the city's own handout. We could not confirm whether a garage door replacement needs a permit, so ask the Building Division. We also could not verify any hillside or historic-district rule.

Concord garage door repair: questions we hear
Is there garage door repair near me in Concord?
Yes. Emil Garage Doors repairs garage doors in Concord (ZIP 94518, 94519, 94520 and 94521) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Concord?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Concord?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Concord?
Concord homes use ZIP codes 94518, 94519, 94520 and 94521, according to zip-codes.com. ZIP code 94523 is a Pleasant Hill ZIP that accepts Concord as an alias. ZIP areas can reach past the city limits, so call us with your street and we confirm we reach it. We also serve nearby Pleasant Hill, Walnut Creek and Clayton.
Does a garage door replacement in Concord need a permit?
We could not confirm this for a door. According to a summary of the city's handout, a like-for-like opener replacement with no new overhead outlet is exempt, but confirm that with the city. Call the Concord Building Division at (925) 671-3107 to ask about a door replacement.
Can the Concord fault damage a garage door?
Wikipedia describes the Concord fault as creeping slowly under the city, and says a magnitude 5.4 earthquake in 1955 caused damage. We found no measure of how much it affects garage doors. As general advice, ground movement or shaking can knock tracks out of line, so if your door sticks, rubs or sits crooked afterward, stop using it and call us.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Concord?
Yes. See gate repair and electric gate repair.
