Mostly single-family homes from the 1950s
According to the City's profile for the Arleta-Pacoima plan area (ACS 2020-2024), about 68 percent of homes are single housing units, about 62 percent are owner-occupied and about 65 percent were built before 1970, with the 1950s the biggest group at about 36 percent. These figures cover the plan area, which includes Pacoima, not Arleta alone. ZIP code 91331, shared with Pacoima, shows the same pattern with a median year built of 1959.
Arleta was semirural until World War II, when housing followed the factories into the Valley. After the 5 freeway was built in the early 1960s, residents on the west side petitioned to separate from Pacoima, and Arleta was recognized in 1968. Arleta High School stands at 14200 Van Nuys Boulevard, Branford Park has a lit baseball diamond and courts, and the Back to the Future films used the neighborhood for the McFly family home.
On 1950s homes the original doors, springs and openers may still be in place, so we replace worn parts and check the whole door, including the tracks and the bottom seal.
- Original openers and tracks on 1950s homes
- Springs worn after decades of cycles
- Doors sized for older garage openings

A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |

| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener, with the battery backup California requires |

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

What Arleta weather does to a garage door
Sources differ on Arleta's climate, so treat the numbers as a range. NOAA's 1991-2020 normals for Van Nuys Airport, the nearest long-term station in our sources, show an average high near 93 degrees in August and about 13 inches of rain a year. A Wikipedia figure for neighboring Pacoima gives more rain, about 18 inches, without naming its source.
The Pacoima Wash, a flood-control channel, runs near Arleta's north edge, and the Arleta neighborhood council describes it as the northern boundary. Santa Ana winds reach the Valley through Newhall Pass and can gust past 40 mph, and a January 9, 2026 advisory for parts of the Valley called for gusts up to 50 mph. In the September 2024 heat wave LADWP said 109,827 customers lost power at some point, with the Valley hit hardest.
Before the rainy months, close the door and look along the bottom edge for gaps, and replace a cracked bottom seal so water does not collect along the lowest panel. Clear the tracks of leaves and grit while you are there.
- Check the bottom seal before the rainy months
- Test the battery backup twice a year
- Lubricate rollers and hinges before summer

Battery backup, permits and design rules in Arleta
Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
City permits. LADBS publishes the permit rules for the City of Los Angeles. Its Express Permit list includes same-size, same-type door and window change-outs, but it does not name garage doors, so confirm at dbs.lacity.gov first.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.

What is the average price to repair a garage door in Arleta?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Arleta?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Can a handyman fix a garage door in Arleta?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
What is the most common problem with garage doors in Arleta?
Broken torsion springs are the most common problem, because springs wear out after a set number of open-and-close cycles. Cables, rollers, sensors and doors that jump their track follow. On homes from the 1950s the original parts have had decades of use.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Arleta?
