Repair the door when one part has failed and the rest is sound. Replace it when repairs keep coming, several panels are damaged or the door is near the end of its life. Overhead Door suggests replacement when repairs approach about half the cost of a new door, or when the door is 15 years old or more.

1The short rule
Ask two questions. First, is the problem one part or the whole door? A spring, cable, roller or sensor is a part. A rusted, cracked or sagging set of panels is the whole door. Second, what would the repair cost compared with a new door?
Overhead Door, which also sells replacement doors, says a garage door lasts 15 to 30 years depending on upkeep and climate, and suggests replacing when repairs approach about half the cost of a new system. Use those as guides, not rules.
2Side by side
Repair makes sense when
- One part has failed, such as a spring, cable, roller or sensor
- Damage is limited to one panel or one section of track
- The door is under about 10 years old and has been serviced
- The door runs smoothly after the repair
Replace makes sense when
- Several panels are rusted, cracked or sagging
- You have needed repeat repairs within 12 to 18 months
- The door is 15 years old or more
- You want better insulation, a quieter door or new curb appeal
3What repairs and a new door cost
Here are our typical prices. Repairs are a fraction of a new door, which is why a single failed part almost always points to a repair. The final price is confirmed after we see the door.
| Job | Price | What affects it |
|---|---|---|
| Off-track door repair | $175 to $450 | Bent tracks, damaged panels or rollers |
| Torsion spring pair, standard two-car door (10,000 cycle) | $250 to $450 | Door weight and size |
| Lift cable replacement, pair | $175 to $350 | Door weight and cable length |
| Insulated steel door, short panel, 16x7 | $1,800 to $3,400 | Insulation, windows and color |
| Single steel door, 9x7 | $1,100 to $2,200 | Insulation, windows and color |
| Belt-drive opener with battery backup, installed | $550 to $900 | Horsepower, smart features, door size |

4Decision bullets
- A broken spring or snapped cable on an otherwise sound door: repair. See spring repair.
- A door knocked off its track with a few dented sections: repair if the panels can be straightened or matched, otherwise replace.
- A door that is crooked, sagging and repaired twice already: replace.
- Rust or rot through more than one panel: replace. Wood doors are covered in wood door repair and rot.
5What about the opener?
The opener ages on its own clock. Overhead Door says a modern residential opener typically lasts 10 to 15 years and calls the 11 to 15 year range approaching end of life. Openers made on or after January 1, 1993 must have photo eyes or another entrapment protection, according to the CPSC, so an older opener is a candidate for replacement.
If you do replace the door, California does not allow a replacement door to be connected to an older residential opener without a battery backup, so budget for both. See repairing or replacing the opener and the battery backup law.

6A quick verdict
- Find out what is broken and whether it is one part.
- Get the repair price and the price of a new door in writing.
- If the repair is under about half the cost of a new door and the door is under 15 years old, repair.
- If repairs are repeating, replace, and plan for the opener at the same time.
A door that is heavy, crooked, off its track or has a broken spring or cable can fall. Do not run the opener, and do not try to lift or adjust it. Call a technician.

Questions people ask
Is it cheaper to repair or replace a garage door?
Repairing is cheaper when one part has failed, such as a spring or cable. Replacing can cost less over time when repairs are repeating or several panels are damaged.
When should I replace my garage door?
Overhead Door suggests replacement at 15 years or more, when several panels are damaged or when repairs approach about half the cost of a new door.
Is it better to repair or replace a garage door opener?
Repair a newer opener with a single fault. Consider replacing one that is near 10 to 15 years old, needs frequent repairs or lacks photo eyes.
How long does a garage door opener last?
Overhead Door says a modern residential opener typically lasts 10 to 15 years, depending on use, drive type and upkeep.
