Mostly single-family houses from the postwar era
Granada Hills is mostly single-family homes. The Census Bureau's 2024 five-year estimates for ZIP code 91344 show a median year built of 1963, about 83 percent detached single-family homes and about 73 percent owner-occupied homes. That means many doors and openers are decades old, or have been replaced once.
Granada Hills Charter High School and John Elway Stadium are on Zelzah Avenue, the Van Norman Dams sit northeast of the center, and Mission Point, the highest point in Granada Hills, rises in the foothills to the north.
On older doors we replace worn original parts; on homes in the foothills we check sloped driveways and the bottom seal.
- Original openers and tracks on 1960s homes
- Foothill driveways with a slope
- Doors sized for older garage openings
What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

What Granada Hills conditions do to a garage door
NOAA's 1991-2020 normals for Van Nuys Airport, the nearest long-term station, put the August average high near 93 degrees, with about 77 days a year at 90 degrees or more and about 13 inches of rain. Heat dries out lubricants and ages plastic parts, and winter rain works into tracks and bottom seals.
The Los Angeles Fire Department lists Granada Hills in its Very High Fire Hazard Severity Zone information, and Wikipedia names Granada Hills among the areas affected by the October 2019 Saddleridge Fire. LADWP's outage map on January 8, 2025 showed about 2,800 customers without power in Granada Hills, so a battery backup that works matters.
Twice a year, clean the tracks, lubricate the rollers and hinges, test the safety reverse and test the battery backup.
- Clean tracks and sensors after wind and ash
- Test the battery backup twice a year
- Lubricate rollers and hinges before summer

Battery backup, permits and design rules in Granada Hills
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Permit questions. The City of Los Angeles Department of Building and Safety (LADBS) lists same-size door and window change-outs in its Express Permit program for residential buildings. A garage-door-specific rule was not found, so ask LADBS before a replacement.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.

What is the average price to repair a garage door in Granada Hills?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Granada Hills?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Granada Hills?
Granada Hills' ZIP code is 91344, and 91394 is for PO boxes. Call us if you are not sure we reach your address.
Do you service homes in the Granada Hills foothills?
Yes. We service homes in the foothills and on sloped driveways, where the bottom seal and track alignment need care.
Can a handyman fix a garage door in Granada Hills?
A handyman can handle simple things like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
What is the most common problem with garage doors in Granada Hills?
Worn or broken springs are the most common, followed by cables, rollers, sensors and doors that jump their track. On homes from the 1960s the original parts are usually worn out.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Granada Hills?
Yes. See gate repair and electric gate repair.
