Mid-century houses and apartments around Citrus Avenue
According to the Census Bureau's 2020-2024 estimates, the median home in Covina was built in 1965. About 53 percent of homes are detached single-family houses, about 10 percent are attached, and about 26 percent are in buildings of five or more units. Roughly 59 percent of occupied homes are owner-occupied, so most calls come from people who own both the house and the door, with a good share from tenants and property managers.
Wikipedia says Covina was founded in 1884 and incorporated on 14 August 1901, on land that was once part of Rancho La Puente. Citrus Avenue runs through downtown, the Covina Center for the Performing Arts opened there in 2008, and the Firehouse Jail Museum, built in 1911, sits behind City Hall in Old Town.
A door that has opened and closed for decades wears in several places at once. We inspect the springs, cables, rollers, hinges, tracks and opener as one system and list every worn part before anything is replaced.

What Covina heat and rain do to a garage door
Wikipedia's Covina climate table names no station and tags its rainfall row as needing a citation, so treat it as approximate. It gives mean daily highs near 89 degrees in July and 88 in August and about 18 inches of rain a year, with almost none from May to September. Long dry summers wear out lubricant and age plastic parts, and winter rain collects in the tracks and under the bottom seal.
We found no dated Covina wind, power-outage or fire records, so we cite none. Whatever the cause of a power cut, an opener without a working battery backup cannot lift the door, so keep the manual release cord where you can reach it.
Before the wet months, wipe the tracks, check the bottom seal and oil the rollers and hinges. Press the battery-backup test button twice a year.
- Oil rollers and hinges before summer
- Check the bottom seal before the wet months
- Test the battery backup twice a year

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
Covina Building & Safety. The office is at City Hall, 125 E. College Street, phone 626-384-5460 (appointments recommended), Building@covinaca.gov (covinaca.gov); City Hall is open Monday to Thursday, 7:00 AM to 6:00 PM. The city's “Do I need a permit?” handout, effective 1 January 2026, lists “window and door replacements” among work that needs a permit and names exceptions such as sheds up to 120 square feet and exterior painting. It never names garage doors or openers, and the city's FAQ mentions like-for-like door change-outs among its counter permits without naming garage doors either. So we could not confirm whether a garage door replacement needs a permit. Call before a replacement, and ask how to apply, because the city says it is moving to an online permit system. For condominium and townhome exterior projects the handout also asks for a letter from the HOA president with the permit.
Fire zone. The state's CAL FIRE map dated March 24, 2025 lists only 13 acres of Covina as Moderate and 7 acres as High, with no Very High area, against 165 acres of Very High on the earlier 2007-11 map. Covina's municipal code (Chapter 14.13, seen in a search summary) still designates a very high fire hazard severity zone from a 2008 ordinance, and its current status after the state map is not verified. We could not confirm any garage-door rule tied to it, so ask Building & Safety if you want to know whether your address is affected.

Covina garage door repair: questions we hear
Is there garage door repair near me in Covina?
Yes. Emil Garage Doors repairs garage doors in Covina (ZIP 91722, 91723 and 91724) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Covina?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Covina?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Covina?
Covina's ZIP codes are 91722, 91723 and 91724, and all three are standard street-delivery codes. ZIP 91724 also carries Charter Oak addresses that are outside the city, so call us if you are not sure we reach your address.
Does a garage door replacement need a permit in Covina?
We could not confirm it. The city's permit handout lists window and door replacements as needing a permit but never names garage doors or openers. Call Covina Building and Safety at 626-384-5460 before a replacement and confirm the answer with the city.
Is Covina the same as West Covina?
No. Covina and West Covina are separate cities, each with its own city government and building office. The permit numbers on this page are for Covina, so check which city your address is in before you call.
Can a handyman fix a garage door?
A handyman can usually sort out a dirty sensor or a squeaky roller. Springs and cables hold a lot of tension and can cause serious injury, so those jobs belong to a trained technician.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Covina?
Yes. See gate repair and electric gate repair.
