1970s houses below the San Gabriel Mountains

According to the Census Bureau's 2020-2024 estimates, the median home in San Dimas was built in 1976. About 62 percent of homes are detached single-family houses, about 10 percent are attached, about 16 percent are in buildings of five or more units and about 9 percent are mobile homes. About 72 percent of occupied homes are owner-occupied.

Wikipedia describes San Dimas as a foothill city at the base of the San Gabriel Mountains, at an elevation of 955 feet, and says it was incorporated on 4 August 1960. The LA County Library's local history says the area was citrus country before that, with four packing houses. Historic U.S. Route 66 runs through the city, as does Arrow Highway, and San Dimas Avenue and Bonita Avenue form the downtown, where the Pacific Railroad Museum sits in the old depot.

A house from 1976 is nearly 50 years old, so original springs, cables and openers are often near the end of their life. We check the balance of the door and look at every part, so you hear about the second or third worn part before the work starts.

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

Tan stucco and stone home with a gray-brown garage door with windows, garage door opener repair near San Dimas in Pomona
Hot, dry summers below the mountains

What San Dimas weather does to a garage door

We found no station-backed temperature or rainfall figures for San Dimas, so we will not quote any. Wikipedia describes a warm-summer Mediterranean climate with hot, dry summers and says no monthly mean temperature exceeds 71.6 degrees, which is an average over day and night, not a daily high. Long dry stretches dry out the oil on rollers and hinges, and winter rain settles into the lower tracks.

San Dimas is on the USGS list of places that felt the Chino Hills earthquake of 29 July 2008, at intensity VI, and we found no San Dimas damage report. We also found no San Dimas-specific record of Santa Ana wind damage or power cuts, so we do not claim any. Homes near open foothill land can collect more dust on the tracks.

Wipe dust off the tracks every few months and check that the two sensors near the floor still face each other. Twice a year, oil the rollers and hinges and press the test button on the battery backup.

  • Wipe tracks and sensors every few months
  • Oil rollers and hinges twice a year

Rules to know

Battery backup, permits and design rules in San Dimas

Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.

Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.

San Dimas Building and Safety. The division is at 245 East Bonita Avenue, phone 909-394-6260 for project questions, with the city's main line at 909-394-6200 (sandimasca.gov). The city's permit page requires a permit for remodeling that adds or removes any part of a wall, window or door, and it lists cosmetic work as exempt. It does not mention garage doors or openers and does not say how it treats replacing a door in the same opening, so we could not confirm whether a garage door or opener replacement needs a permit. Call 909-394-6260 to confirm.

Fire zone note. The city's page on the Local Responsibility Area fire severity map says CAL FIRE released updated maps for San Dimas on 24 March 2025, and that the city must adopt Moderate, High and Very High zones by ordinance, with city staff reviewing the map with LA County Fire. The page does not say which areas are Very High and we could not confirm that the ordinance passed, so ask the city about your address.

FAQ

San Dimas garage door repair: questions we hear

Is there garage door repair near me in San Dimas?

Yes. Emil Garage Doors repairs garage doors in San Dimas (ZIP 91773) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in San Dimas?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in San Dimas?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in San Dimas?

San Dimas has one ZIP code, 91773, and it has no alias city names or PO-box ZIPs. Call us if you are not sure we reach your address.

Does a garage door replacement need a permit in San Dimas?

We could not confirm a garage-door-specific rule. The city's permit page does not mention garage doors or openers, and it does not say how it treats replacing a door in the same opening. Call Building and Safety at 909-394-6260 before a replacement and confirm the answer with the city.

Is San Dimas in a high fire hazard zone?

CAL FIRE released updated fire hazard maps for San Dimas on 24 March 2025, and the city must adopt zones by ordinance. We could not confirm which areas are in the High or Very High zones or whether the ordinance passed, so ask the city about your address.

Can a handyman fix a garage door?

A handyman can usually deal with a misaligned sensor or a worn roller. Springs and cables are under high tension and can cause serious injury, so those jobs belong to a trained technician.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in San Dimas?

Yes. See gate repair and electric gate repair.
