Why gates in Thousand Oaks stop working
These are the faults we hear about most. The real cause is confirmed on site.
| Symptom | Common cause | What we do |
|---|---|---|
| Gate stuck open or stuck closed | A failed operator, a locked manual release or a power fault | Use the manual release as the maker directs, then diagnose the operator |
| Gate reverses without touching anything | Dirty photo eyes, a bent bracket or a force setting that is too low | Clean and realign the photo eyes and reset the force |
| Gate swings or slides unevenly | A leaf out of level, worn hinges or a loose track | Level the leaf, replace hinges, tighten the track |
| Clicking sound but no movement | A weak battery or a failed starting capacitor | Test the battery and the capacitor and replace the weak one |
| Solar gate stops after a few cycles | A weak panel, an old battery or shade on the panel | Test the panel and the battery, clean or move the panel |
| Remote or keypad gives no response | Dead batteries, a lost code or a receiver fault | Replace batteries, reprogram the code, test the receiver |
Do not run an operator against a gate that is jammed or dragging.

Walled tracts, master-planned areas and slopes
Thousand Oaks is the second-largest city in Ventura County, spread across about 55 square miles of land in the Conejo Valley. According to the Census Bureau's 2020-2024 American Community Survey estimates, the median home was built in 1978, about 66 percent of housing units are single-family detached houses, about 71 percent of occupied homes are owner-occupied and the median value of an owner-occupied home is about $992,000.
Wikipedia says many housing tracts are surrounded by walls to keep heavy traffic off residential roads, and it names the master-planned communities of Westlake, North Ranch and Dos Vientos. The city ranges from about 500 feet in elevation in the northwest to the 2,403-foot Simi Peak, so some lots sit on slopes. We could not confirm a list of gated communities, so check your HOA's architectural rules before you change a gate.
On a sloped driveway a sliding gate can drift or a swing gate can sag if the track, hinges or stops have worn. We check the gate's balance and alignment first, then test the operator, sensors and keypad.

What the Conejo Valley does to a gate
Wikipedia's climate table lists mean daily highs near 91 degrees in July and August, a record high of 119 degrees and about 17 inches of rain a year. Heat of that kind ages batteries, plastic housings and lubricants, and Newbury Park has the coolest summers in the city, so conditions vary across town.
Wikipedia says the Woolsey Fire of November 2018 spread into Thousand Oaks with Santa Ana winds of 50 to 60 mph. CBS LA reported that on January 19, 2021 Southern California Edison shut off power to more than 7,000 Thousand Oaks customers for strong winds and Red Flag conditions, with gusts of 80 mph in some areas. A gate operator with a weak backup battery can leave a driveway closed in an outage, and a solid gate catches wind.
Before fire and wind season, replace aging backup batteries, confirm the manual release and check hinge and post bolts.
- Replace aging backup batteries before fire season
- Check hinges and post bolts after strong wind
- Confirm the manual release works

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

What to check, and what to leave alone
Most gate problems have a simple first check: is there power, is the battery charged and is anything in the path or in front of a sensor? Check those before you call, and leave everything else alone.
Springs are not the issue on a gate, but motors, chains and moving leaves can still pinch and crush. Keep hands out of hinges, tracks and drive parts.
- Check the outlet, breaker and battery
- Clear leaves, dirt and objects from the path and the sensors
- Leave the control board and wiring to us
Permits, HOAs and emergency access in Thousand Oaks
City permits. Thousand Oaks handles building permits through the Building Division, public counter (805) 449-2500, with applications online through the city's TO/24 portal, linked from toaks.gov/building. The building page lists permit types such as ADUs, water heaters, solar and EV charging, but not gates or gate operators, so we could not confirm a gate-specific rule. Call before a new gate or new electrical work.
Fire hazard maps. ABC7 reported in March 2025 that Thousand Oaks is among the Ventura County cities with the most acres of very high fire hazard in Cal Fire's new maps. We could not verify the status of individual properties, so ask the city if you need to know about yours.
Fire department access. A locked gate can slow emergency crews. Ask the local fire department what it requires, for example a key switch or Knox box, before you install or change an entry.
Design rules. Planned communities and HOAs can limit gate style, height and color. Ask first, and we can give you a written scope for their review.
Entrapment protection. The UL 325 standard covers automatic gate operators and calls for devices such as photo eyes or contact edges. We test these devices every time we repair an operator.

Thousand Oaks gate repair: questions we hear
Is there gate repair near me in Thousand Oaks?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in Thousand Oaks (ZIP codes 91360, 91362 and 91320) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in Thousand Oaks?
Yes. Electric gate repair near me in Thousand Oaks means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in Thousand Oaks?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
Hum without movement points to a binding gate or a failed capacitor, gear or arm. Keep the operator off, and we free the gate and test the parts.
How much does gate repair cost in Thousand Oaks?
A sensor, remote or hinge costs far less than an operator or a rebuilt post. We quote after we see the problem and before we start, so you know the price first.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP codes do you serve in Thousand Oaks?
Thousand Oaks addresses use ZIP codes 91360, 91362 and 91320, and 91320 is labeled Newbury Park. ZIP code 91362 also serves Westlake Village, a separate city, so some addresses in it are outside Thousand Oaks. Call us with your address if you are not sure we reach you.
Do Thousand Oaks HOAs have rules about gates?
Wikipedia names the master-planned communities of Westlake, North Ranch and Dos Vientos, but we could not confirm which are gated or what they require for gates. If you belong to an association, check its architectural rules before you change a gate. We can repair the gate, keypad or receiver in the meantime.
Why does my gate drift on a sloped driveway?
A gate on a slope can roll or swing on its own if a stop, track, wheel or hinge has worn or the operator has lost its hold. We check the gate's balance and alignment before testing the operator, because a worn gate puts extra load on the motor.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Do you repair garage doors in Thousand Oaks too?
Yes. See garage door repair in Thousand Oaks for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
