Fresno homes

From 1920s bungalows to newer northside tracts

According to the Census Bureau's 2024 one-year estimates, the median home in Fresno was built in 1982. About 51 percent of occupied homes are owner-occupied and about 62 percent of all homes are detached houses, while roughly 9,600 homes sit in buildings of 50 or more units. In a city this big, doors range from original 1980s equipment that has had two or three spring changes to newer wide doors on larger tract homes.

The Tower District, just north of downtown and anchored by the Tower Theatre of 1939, began as one of Fresno's early suburbs along streetcar lines. Historic Fresno says most bungalows in the Adoline and Palm area date from the 1910s and 1920s, and the Wilson Island local historic district, within the Tower District, was designated in October 2009. Fig Garden, which Wikipedia calls an unincorporated community largely surrounded by the city, has its own association, and we could not verify which homes there lie inside city limits. We found no verified gated or HOA community in Fresno.

Tell us the cross street and whether the garage is a narrow older door, a modern two-car door or a shared bay, and we book the soonest visit. We weigh and balance each door before we choose springs, and we add a battery backup when an opener is replaced.

  • Springs and openers worn on doors from the 1980s
  • Older Tower District garages and review rules
  • Wide newer doors in the north and northeast

What Fresno weather does to a garage door

Wikipedia's 1991-2020 normals for Fresno Yosemite International Airport put the July average high at 97.7 degrees and the January average high at 55.4. The record high is 115, set in July 1905, and the record low is 17, set in January 1913. Annual rainfall is about 11 inches, with August the driest month. ABC30 reported a record 64 days at or above 100 degrees by Labor Day 2021, which means long stretches of heat on rubber seals, opener motors and lubricant.

Tule fog forms after rain on calm, clear nights and usually arrives from late December or January through February, with advisories for visibility of 200 feet or less, according to the National Weather Service via GV Wire. On October 11, 2021, gusts up to 45 mph were forecast for Fresno and Clovis, with trees reported down in both, and Fresno's highest recorded gust is 57 mph, reported from February 1951. In March 2021, a PG&E substation failure cut power to 12,027 customers in southeast Fresno, Clovis and Sanger, and Creek Fire smoke sat over the Valley for weeks in 2020. When power is out, use the manual release.

Before summer, oil the rollers and hinges and check the bottom seal. Wipe the sensor lenses in foggy weeks, test the battery backup twice a year, and keep the door closed on smoky days.

  • Oil rollers and hinges before summer
  • Clean sensor lenses in tule fog
  • Test the battery backup before an outage

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

Rules to know

Battery backup, permits and design rules in Fresno

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.

Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.

City permits. Fresno is its own city, so its rules come from the City of Fresno. Building and Safety lists Building Permits at 559.621.8084 and Inspection Services at 559.621.8116, and the permit counter is at City Hall, 2600 Fresno Street. The page does not mention garage doors or openers, so we could not confirm a garage-door-specific permit rule. Call Building and Safety to ask whether your job needs a permit, and confirm the phone numbers, because other city pages list different Planning and Development lines.

Historic districts. Fresno has had a Historic Preservation Ordinance since 1979 and more than 300 designated resources. Exterior changes visible from the public right-of-way in a local historic district go to the Historic Preservation Commission for review. Wilson Island in the Tower District was designated in 2009, and one community source lists three more local districts: Huntington Boulevard, the Porter Tract and Chandler Field. We could not verify whether garage doors are covered, so if your home is in or near a district, ask city Planning first.

FAQ

Fresno garage door repair: questions we hear

Is there garage door repair near me in Fresno?

Yes. Emil Garage Doors repairs garage doors in Fresno (ZIP codes include 93704, 93705, 93710, 93721 and 93728) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Fresno?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Fresno?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Fresno?

Fresno has many ZIP codes. Street addresses we checked inside the city use ZIP codes including 93704, 93705, 93710, 93721 and 93728, and some Fresno ZIP codes are PO-box-only or unique-organization codes that we did not sort out. Call us with your street address and we confirm we reach it. We also serve Clovis and nearby Sanger, Selma and Kerman.

Do I need approval to replace a garage door in a Fresno historic district?

We could not verify this. Fresno reviews exterior changes visible from the street in local historic districts, such as Wilson Island in the Tower District. We found no city statement that names garage doors. Ask city Planning before you order a door if your home is in a district.

Does a garage door replacement in Fresno need a permit?

We could not confirm a garage-door-specific permit rule for Fresno. Call Fresno Building and Safety at 559.621.8084 to ask whether your door or opener work needs a permit.

What is the most common problem with garage doors?

A broken torsion spring is among the most common. The door gets heavy or will not lift, and the opener strains. Worn cables, rollers and misaligned safety sensors are close behind. Do not try to lift a door with a broken spring, and call us to check it.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Fresno?

Yes. See gate repair and electric gate repair.
